Authority. This application for a Building Permit must be signed by the Owner ofthe property, described above, or an authorized agent. If the signature below is not that of the Owner. a separate
letter of authority, signed by the Owner, must be provided with this Application..
Leeal Access. A Building Pennit cannot be issued without proof of legal and adequate access to the property for purposes of inspections by the Building Department.
Other Permits. Multiple separate permits may be required: (1) State Electrical Permit, (2) County 1SDS Permit. (3) another permit required for use on the property identified above, e.g. State or

NOTE: If any required information is missing, delays in issuing the permit are to be expected. If
determined by the Building Official that additional information is necessary to review the application
and/or plans for compliance, the application may be placed on hold until the required information is
provided. Work may not proceed without the issuance of a permit.
The building department will collect a Plan Review fee at time of application submittal. The permit fee, as
well as any Septic or Road Impact fees will be collected when the permit is issued.
The permit application must be signed by the owner or by person having written authority from the owner
to act as their representative.
Building cannot be occupied until a Certificate of Occupancy (CO) is issued. Using the building without a
CO will be considered an illegal occupancy and may be grounds for vacating the premises. (Final/CO
inspection requirements will be attached to your approved field set of plans.)

Dear Dave:
This office has carefully considered your letter dated November 5, 2012, where you asserted a
single -wide mobile home was placed on the above mentioned parcel in 1972 followed by a
single family residence that was constructed in 1974. Your letter also stated that these
residential structures have existed on the property in this manner until earlier this year when the
single family home burned down and changes to the County's land use code rendered the
mobile home a pre-existing, nonconforming use. Due to the history of the residential structures
on this parcel, you request that a new single family residence be allowed to be built without
submitting a land use change application.
Article 10, Section 10-105 (D) (1) Unified Land Use Resolution of 2008, as amended reads as
follows:
D. Restoration of Structure.
When a nonconforming structure or structure containing a nonconforming use is
damaged or destroyed by causes outside the control of the owner or their agent, the
structure may be restored and the nonconforming use may be reestablished
1. Restoration of the structure must be commenced within six (6) months after the date
on which the structure was damaged or destroyed and completed within one year
after the date on which the restoration was commenced. Upon approval by the
Board of County Commissioners at a public hearing, these times may be extended
for a reasonable period upon a showing of extraordinary circumstances by the
property owner or the owner's agent.
With the above section of the land use code in mind, you can appear before the Board of
County Commissioners (BOCC) to request a time line extension to rebuild the single family
home that was destroyed. Please give me a call to discuss what materials are required to be
submitted to the Planning Department and BOCC,
