When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to detennine compliance with the building, plumbing and mechanical codes, applicants are requested to re,·iew the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. I. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 1 06.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. The site location is shown on Figure 1. The proposed construction is anticipated to consist of a si ngle-family residence. The scope of our investigation included eva luating the sub s urface co nditi ons at th e site to aid in developing foundation recommendations for the proposed co nstruction. Site Conditions At the time of the investigation, the site was gener all y open with a s li ght s lope down to the south . Vegetation at the site was limited an d co n sisted of scattered weeds, cacti, and brush. The site was b ordered b y Raptor Court to the northeast, open land to the south, and vacant lots to the northwest and so utheast. Subsurface Investigation The subsurface investigation included one test pit as shown on Figure 2 -Site Plan. The test pit wa s excavated to a depth of 8 .5 feet b elow the existing ground surface. A log of the test pit i s included in Appendix A. The test pi t encountered 1.0 foot of s ilty sand w ith organics topsoil abo ve bro wn, dry, dense silty gravel with sand and cobbles to the bottom of the excavation. Groundwater was not encountered in th e test pit at the time of the investigation. Lot I 8 First Eagles Point #073-07 02/27/07 Laboratory Testing Huddleston-Berry r~\n~"-Tuti.nJc,I IC Laboratory testing was conducted on soil samples collected in the test pit. The testing included grain-size analysis, Atterberg limits determination, natural moisture content, and soluble sulfates content. The laboratory testing results are included in Appendix B. The laboratory testing results indicate that the fine grained materials present in the silty gravel with sand soi l s at the site are moderately-plastic. The soluble sulfates content of the soils was determined to be 400 parts-per-million (ppm). Foundation Recommendations Based upon information provided to HBET a spread footing foundation is proposed for the structure. A spread footing foundation is appropriate give the subsurface conditions at the site; however, to provide a uniform bearing stratum, it is recommended that the foundations be constructed above native gravel soils that have been scarified to a depth of 6 to 9-inches, moisture conditioned, and compacted to a minimum of 95% of the stand ard Proctor maximum dry density, within ± 2% of the optimum moisture content as determined in accordance with ASTMD698 . For the found ati on building pad prepared as recommended, a maximum allowab le bearing capacity of 2,000 p sf may be used. Foundations subject to frost should extend a minimum o f 3 6- inches be low the fin a l grade. As discussed previously, the soluble sulfates content of the native soi l s was determined to be 400 ppm. This concentration represents a moderate degree of potential su l fate attack on concrete exposed to the native soils. Therefore, Type 1-11 sulfate resistant cement is recommended for construction at this site. Stemwalls and any retaining walls at the site should be designed to resist lateral earth pressures. For backfill consisting of the native soils, or imported granular, non-free draining, non-expansive material, we recommend that the walls be designed for an equivalent fluid unit weight of 50 pcf in areas where no surcharge loads are present. Lateral earth pressures should be increased as necessary to reflect any surcharge loading behind the walls. Floor Slab and Exterior Flatwork Recommendations The native gravel soils are suitable for support of floor sl abs and exterior flatwork. However, it is recommended that floor slabs and exterior flatwork be constructed on native soi ls that have been prepared in accordance with the Foundation Recommendations section of this report. Drainage Recommendations Grading around the structure should be designed to carry precipitation and runoff away from the structure. It is recommended that the fini shed ground surface drop at least six inches within the first ten feet away from the structure. Downspouts should empty beyond the backfill zone. It is also recommended that landscaping within three feet of the structures include primarily desert plants with low water requirements . In addition , it is recommended that irrigation within ten feet of foundation s be minimized or controlled with automatic shut off valves.
