WARRANTY DEED

TRAVIS L. TIFFANY and MANDY J. TIFFANY, as Joint
Tenants, whose mailing address is: 961 CountyRoad 266, Silt,
Colorado 81652 (the "Grantees").
WITNESS, that the Grantor, for and in consideration of the sum of One Hundred Twenty
Thousand and oo/loo U.S. Dollars ($12o,000.00) and other good and valuable consideration, the
receipt and sufficiency of which is hereby acknowledged, hereby grants, bargains, sells, conveys and
confirms unto the Grantees and the Grantees' heirs, successors and assigns forever, all the real
property, together with any improvements thereon, but and reserving all oil, gas, surface and
sub -surface mineral rights, located in Garfield County, Colorado, described as:
Section: 32, Township: 5, Range: 92, West of the 6th P.M. as follows:

Also known as: o Silt Mesa Road, Rifle, Colorado 81650.
TOGETHER with all and singular the hereditaments and appurtenances thereunto belonging,
or in anywise appertaining, the reversions, remainders, rents, issues and profits thereof, and all
the estate, rights, titles, interests, claims and demands whatsoever of the Grantor, either in law or
? equity, of, in and to the above bargained premises, with the hereditaments and appurtenances;
LQ TO HAVE AND TO HOLD the said premises above bargained and described, with the
appurtenances, unto the Grantees and the Grantees' heirs, successors and assigns forever.

VD The Grantor, for itself and for its successors and assigns, covenants, grants, bargains, and agrees
to and with the Grantees, and the Grantees' heirs, successors and assigns that at the time of the
ensealing and delivery of these presents, the Grantor is well seized of the premises above
conveyed; has good, sure, perfect, absolute and indefeasible estate of inheritance, in law and in
fee simple; and has good right, full power and lawful authority to grant, bargain, sell and convey
the same in manner and form as aforesaid; and that the same are free and clear from all former
and other grants, bargains, sales, liens, taxes, assessments, encumbrances and restrictions of
whatever kind or nature soever, except taxes for 2015, not yet due and payable, and:
1. Reservations and exceptions contained in the United States Patents.
2. Terms, conditions, provisions, agreements and obligations specified under the Petition to
Silt Water Conservancy District for Allotment of Project irrigation Water, dated June 24,1963,
and recorded March 25,1964, in Book 356 at Page 592, as Reception No. 224893, and in Book
356 at Page 589, as Reception No. 224892.

Reception No. 214982, and re-recorded July 2,1979, in Book 532 at Page loo, as Reception No.
296018.
5. Terms, conditions, provisions, agreements and obligations specified under the
Cooperative Agreement for Permanent Damage Preventing Fencing, dated May 8, 1986, and
recorded April 7,1993, in Book 858 at Page 791, as Reception No. 445984•
6. Terms, conditions, provisions, agreements and obligations specified under the Easement
Grant, dated January 20, 1997, and recorded January 21, 1997, in Book ioo6 at Page 899, as

8. Terms, conditions, provisions, agreements and obligations specified under the
Declaration of Pooling and Pooling Agreement dated January 13, 2oo6, and recorded December
19, 2oo6, in Book 1876 at Page 686, as Reception No. 713481.
9. Spring, ditch or water rights belonging to, used upon or in connection with the above
described property.
10. Grazing rights, range rights and privileges belonging to, used upon or in connection with
the above described property.
11. Oil and Gas Leases.
12. Easements and right of way of a public or private nature but not exclusively, roads,
ditches and pipelines.
13. The apparent lack of access to and from the subject property, via a public street, road or
highway.
And the Grantor shall and will WARRANT AND FOREVER DEFEND the above described
premises, in the quiet and peaceable possession of the Grantees and the heirs, successors and
assigns of the Grantees, against all and every person or persons claiming the whole or any part
thereof.
