Grazing rights, range rights and privileges belonging to, used upon or in connection with the above described property. 11. Oil and Gas Leases. 12. Easements and right of way of a public or private nature but not exclusively, roads, ditches and pipelines. 13. The apparent lack of access to and from the subject property, via a public street, road or highway. And the Grantor shall and will WARRANT AND FOREVER DEFEND the above described premises, in the quiet and peaceable possession of the Grantees and the heirs, successors and assigns of the Grantees, against all and every person or persons claiming the whole or any part thereof.
