Also onsite were the owner, Robert MacGregor, and framing subcontractors , John and Derek of Columbia Builders. The purpose of this site observation was to view and discuss structural items pertaining to comments from the Garfield County Building inspector on the existing roof rafters, connection of rafter and rafter plate to the CMU wall, and new wood lintels supporting CMU. General : There were no plans available at the time of our review . Dimensions used were obtained in the field. The roof rafters span in a north/south direction for a distance of 20'-0" and bear on a wood plate a bove an exi sting 8" CMU wall. The length of the building is about 60'. Roof Rafters: The existing rafters are full 2"x8" locally milled Engelmann Spruce. The members are not continuous across the 19' span, but are lapped about 12' near the center of the span and nailed with roughly two nails at about 24"on center. The ex isting lapped full 2"x8" roof rafters do not meet current I.B .C . requirements . The roof shall be supported by additional LVL members as follows: 1. 1 -11 W ' LV L centered between exi sting rafters . or Hang the LVL's from the blocking and rafter plate w/Simpson HU II at each end. 2. 2-9 W' LVL centered between existing rafters. Hang the LVL's from the blocking and rafter plate w/Simpson U410 at each end. Eastba nk R oadhou se For both options above: a) Add or repl ace blocking and rafter plate as needed to achieve a mountin g s urface that is flu sh to the CMU waJI. Fasten new blocking to existing rafters w/ 3 -16d toe-nails min . All blocking shall bear uniformly on rafter plate and top of CMU wall. b) Seat cut LVL a t hanger c) Toe screw the new LVL rafters to the J "x8 " roof sheathing and %'' pi ywood sheathing above w I l -# 10 deck screw a t 24" o.c. d) Provide 2x8 vertical blocking a t Y3 points at all joists. Connec tion of Rafters and Rafter Plate to CMU Wall: The existing connection of the 2"x8" rafters to the rafter plate appears to be toe nails thru the rafters a nd blocking between rafters into the rafter plate. The rafter plate is connected to the CMU wall with nails fastened vertically thru the rafter plate into the vertical mortar joint of the top course of CMU's. The exi sting connectio n probably has in sufficient resistance to counteract u plift from design wind loads. Fasten 1 -MSTAM36@ 48" on center into the face of the 2x block between rafters and the rafter plate w/ 4 -lOdx I W' min and into the CMU wall w/6-Titan !4''0 x1 !4 " (model #TTN25114H). Wood Lintel at 10' Opening: Supporting masonry with wood is s pecifically not allowed per Building Code Require ments and Specifications for Masonry Structures section 5.9.3. The builder shall provide temporary support of the CMU above the wood lintel. The wood lintel shall be removed and a W8x24 wide flange lintel installed pe r detail A /R l (attached). Man Door: Remove the wood lintel at the man d oor and fill the void with a CMU section . Grout solid . Install steel angle lintel per detail B/R 1. Window Lintel s: No lintels we re observed at three low window openings in the south wall. We also observed the absence of a bond beam a bove the window openings. Install a steel angle lintel at each of th e window openings per detail B/R 1.
