When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTED FOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. We understand that they were drilled at the mid-depth of the members and within 12" and 20" of the member supports, respectively. The holes were required for mechanical pipe penetrations and did not exceed 2-1/4 inch diameter. We conclude that the overall horizontal shear capacity of the members are well within the required shear demands of the structure. No modifications or repairs of the members are needed. Robert M. Shaver Construction P.O. Box 1126 Basalt, CO 81621 Attn: George Shaver Re: Gerber Residence Addition 0085 Stagecoach Circle, Garfield County To Whom It May Concern: I hereby approve the use ofLU210 joist hangers for the counection of the inboard end oflook-out rafters to rooftrusses at the gable ends of the subject building. The capacity of such hangers is far in excess of the design load: for a 3'-6" backspan and 1 '-6" cantilever, the maximum design load on the connection is 170 pounds for look-outs spaced at 24 inches on center (40 psfSL plus 15 psfDL). The published load capacity of an LU21 0 hanger is a minimum of 1105 pounds. In fact, three end-nailed 16 box nails could accomplish the required counection, as their capacity per code would be 3 x 89 x .67 = 179 pounds in Hem-Fir timber. The same number of toe-nails would also be acceptable. I also understand there was some concern expressed by the Building Inspector about the lack of metal connectors between the farthest downslope look-out members and the rafter ends that make up the farthest outboard roof corners. If the ends of rafters are seat-cut to bear on the exterior wall, no connection is necessary to the look-out (it only serves as a rim board for the rafters). Please feel free to contact me if you have any questions regarding this matter.
