When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project aud provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house-rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 2003 IRC. I. The proposed building footprint was extended into the identified subsidence area and compaction grouting was selected as a mitigation method with some risk of future settlement and building distress. We have also been provided a fow1dation plan by Kw·tz & Associates that shows the grout locations by Hayward Baker. Grouting Results: Forty-one holes, located in the lower, eastern part of the building site, were drilled and grouted between October 6 and 20, 2009. Twenty-three oftheholes extended to a depth of 60 feet and the remaining holes were between 40 to 57 feet deep. Sixteen of the holes had refusal grout takes (less than 5 cubic feet) at the bottom and the others had grout takes of5 cubic feet or much greater at the bottom. We understand from Steve Rodriguez of Hayward Baker at the site that the grout holes are believed to extend into fonnation materiaL Given this condition, the grout columns would be expected to provide some support to the building loads. Due to the relatively high takes and low pressw·es experienced by the grouting process, settlement monitoring of the foundation by level survey should be performed at several locations to confirm the gTOund improvements have been effective. If any settlement of the foundation is detected, it should be brought to the attention of Hayward Baker and other professionals for further evaluation. Foundation Bearing: We understand that it is desired to place spread footings on the upper silt and clay soil rather than extend the bearing down to the dense river gravel or replaced the upper soils compacted. Bearing on the upper soils will have a risk of future settlement mainly if the bearing soils are wetted as described in our previous report. The Jeff Warren October 30, 2009 Page2 lower level footings can be sized for an allowable bearing pressure of 1 ,500 psf and the upper level footings of the garage can be sized for an allowable bearing pressure of 1,000 psf as recommended in our previous report. Other recommendations presented in our previous report that are applicable, especially those to keep the bearing soils dry, should also be followed.
