When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with 1 decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade lin e and original grade. A section showing in detail , from the bottom of the footing to the top of the roof, including re-bar, anchor bolts , pressure treated plates. floor joists, wall studs and spacing. insulation, sheeting, house-rap, (which is r eq uired), siding or any approved building material. Engineered foundations p1ay be required. A window schedule. A door schedul e . A floor framing plan, a roof framing plan, roof must b e designed to withstand a 40 pound per square foot up to 7 ,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. A ll of the above requirements must be met or your plans will b e returned. A ll plans submitted must be incompliance with the 2003 IRC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lin es from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Dear Mr. Oeltjenbruns: As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed two backhoe pits at the subject site on March 15, 2006 to evaluate the soils exposed for foundation support. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to TSC Construction, dated March 8, 2006. The proposed residence will be a single story wood frame structure with an attached garage. Ground floor will be structural over a crawlspace for the residence and slab-on- grade in the garage. The building site is located in a previously irrigated pasture. There was about Y2 foot of snow on the site at the time of our observation. The ground surface is relatively flat with a gentle slope down to the south. At the time of our visit to the site, two backhoe pits had been excavated (one to the west and one to the northeast) of the proposed building area. The pits had been excavated prior to our arrival on-site. The soils exposed in the pits consisted of about ~ foot of topsoil overlying medium stiff to stiff, clay and sand to the pit depths of 7 to 8 feet. Results of swell-consolidation testing performed on a sample of the clay taken from the site, shown on Figure 1, indicate the soils have low to moderate compressibility under conditions ofloading and wetting. The laboratory testing is summarized on Table 1. No free water was observed in the pits and the soils were generally moist. Considering the conditions exposed in the pits and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 1 ,200 psf should be ade uate for support of the _proposed reside~. The expos so1 s en o compress when wetted under load and there could be some post-construction settlement of the foundation if the bearing soils become wet. The exposed subgrade should be further evaluated at the time of construction. Footings should be a minimum width of 18 inches for continuous walls and 2 feet for columns. Loose and disturbed soils in footing areas should be removed and the bearing level extended down to the undisturbed natural soils. The bearing soils should be protected against frost and concrete should not be placed on frozen soils. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 50 pcf for on-site soil as backfill. Structural fill placed within floor slab areas can consist of the on-site soils compacted to at least 95% of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least I 0 feet of the building. Irrigation sprinkler heads and landscaping which requires regular heavy irrigation, such as sod, should be located at least 5 feet from foundation walls. The recommendations submitted in this letter are based on our observation of the soils exposed within the pits. This study is based on the assumption that soils at other parts of the building have equal or better support than those exposed in the pits to the depths excavated. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. If variations are encountered in the foundation excavation, we should be contacted to drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOB C) developing in the future.
