An easement for a roadway as constructed and in place, over and across Lot 2
of the Kellaway Exemption, being a resubdivision of Lot B of the Grathwohl Subdivision,
the Plat of which is recorded as document no. 361771, which is also described as
follows:
A tract of land being the E1/2 of the SW'/4 of the SW'/4 of the NW1/4 of Section 12,
Township 5 South Range 92 West of the 6th P.M. in Garfield County, Garfield
County, Colorado, and being more particularly described as follows: Beginning
at a point from which the West 1/4 Corner of said Section 12, a rebar and cap
marked L. S. 11645 and set for the SW Corner of the SW1/4 of the NW1/4 of said
Section 12, bears South 89°23'02" West a distance of 326.55 feet; thence North
89°23'02" East a distance of 326.55 feet; thence North 00°06'58"Ease a distance
of 660.89 feet; thence South 89°28'31" West a distance o 326.57 feet; thence
South 00°06'49" West a distance of 661.41 feet more or Tess to the POINT OF
BEGINNING.
This easement shall be 20 feet in width, 10 feet either side of the following
described centerline:
Beginning at a point on the northerly line of Tract 2, from which the NE corner of
said Tract 2 bears N.89°28'31 "E. a distance of 8.00 feet, and from also from which,
the West 1/4 Corner of Section 12, T.5 S., R.92W. of the 6th P.M. bears
S.44°03'58"W. a distance of 929.44 feet; thence along the centerline of an existing
driveway, along a curve to the right having a radius of 40 57 feet and a central
angle of 73°05'25" for an arc length of 51.75 feet; thence continuing along said
centerline S.78° 17'10"W. a distance of 68.10 feet; thence continuing along said
centerline S.86°39'46"W. a distance of 82.24 feet; thence continuing along said
centerline S.80 43 06 W. a distance of 120.44 feet; thence continuing along said
centerline S.87° 12'52"W. a distance of 18.92 feet to a point on the westerly line of
said Tract 2, the point of terminus; from which point the said West 1/4 Corner of
said Section 12 bears S.28°55'59"W. a distance of 677.38 feet.

A PARCEL TO BE CONVEYED FROM GARY R. KELLAWAY TO
STEVEN L. KELLAWAY AND PAULA J. KELLAWAY AS JOINT TENANTS
A tract of land being a part of the E1/2 of the SW'/4 of the SW1/4 of the NW1/4 of
Section 12, Township 5 South Range 92 West of the 6th P.M. in Garfield County, Garfield
County, Colorado, and being more particularly described as follows: Beginning at the
NW Corner of Tract 2 of the Kellaway Exemption, recorded as document no. 361771, the
TRUE POINT OF BEGINNING thence North 89°23'02" East a distance of 70 feet; thence
South 00°06'49" West a distance of 128.00 feet; thence South 89°28'31" West a distance
of 70 feet; thence North 00°06'58" East a distance of 128.00 feet, more or less, to the
TRUE POINT OF BEGINNING. This described parcel of land contains 8960 square feet
more or less.
