RESOLUTION
WHEREAS, CHARLES L. and ROBERTA S. ERICKSON have petitioned the Board of.

County Commissioners ·of Garfield County, Colorado, for an exemption under C.R.s;

(1973) Section 30-28-101 (10) (a) -(d) as amended~ and the Subdivision··
Regulations of Garfield County, Colorado, adopted September l, 1972 and 1

amended April 14, 1975, Sections l.02.17 (d) and 3.02'.01, for the division of
. a 5 acre tract of land into two (2) parcels of 2.5 and ·2.5 acres each, Tllore .
or less, and mc)re particularly described as follows:
A tract of land located in portions of Lot 2 and Lot
3,. Section i 4, Township 7 South, Range 88 West, of
the 6th Pri nci·pa.1 Meri di an, described as follows:
.Beginning at·a point whence the West~ corner of
said Se.c:tion 14.bears: S. 840 06 1 41 11 W. 1398.87
feet; thence N. 720 52 1 46 11 E. 340.81 feet; thence
S. 00° 03' 30 11 E. 860.26 feet; thence N. 54° 27' 15 11
W. 400.73 feet; thence N. boo 03 1 30 11 W. 526.96 feet
· to the point of beginning.
WHEREAS, said request would create two 1 ots of such· an area as to be 01,.1t
·of character with the prevailing density of existing development fn·the'area;
and,
WHEREAS, said five (p) acre tract includes a s·ignificant area of unusable

slope of 50% grade, so that the usable portions of said 2~s acre tract.would.
be 1 ess than the total area as referred to above; and,
WHEREAS, the Petitio~ers have not shown to the satisfaction of the~aoar4
of County Commissioners of Garfield County that said division would be in
accordance with the general purposes and intent of the Subdivision Regulat.jons.
of the State of Colorado, and should not therefore be exempted from the
definition of the terms 11 siJbdivision 11 and "subdivided land" as set forth in
