The following items are required by Garfield County for a final inspection:
1. A final El ectric al Inspecti on from the Colorado State Electrical Inspec tor;
2. Permanent address assigned by Garfield County Building Department posted where readily
visibl e from access road;
3. A finished roof, a lockable hou se, complete exterio r sidin g, exterior doors and windows
installed, a compl ete kitchen with cabinets, a sink with hot & cold running water, non-ab sorbent
kitchen fl oor coverin gs, counter tops and finished walls, ready for stove and refri gerator, all
necessary plumbing;
4. All bathrooms must be complete, with washbowl, tub or shower, toilet stool, ho t and cold
runnin g water, non-absorbent fl oors and walls finished and a pri vac y door;
5. All steps outsid e or inside over three (3) steps mu st have handrail s, g uard rails on balconies or
decks over 30" high constructed to all IB C and IRC requirem ents;
6. Outside grading done to where water will detour away from th e building;
7. Exception s to the outside step s, decks and gra din g may be made upon the d emon strati o n of
ex tenuatin g circumstances, i.e. weather, but a Certificate of Occupan cy will not be issued until
all the required items ar e completed and a final in spection made;
8 . A final inspection si g n off by the Garfield County Road & Bridge Department for dri ve w ay
installation, where applicable; as well as any final sign off by the Fire District, and/or State
Agencies where applicable.

In order to understand the scope of the work intended under a permit application and expedite the
issuance of a permit it is important that complete information be provided. When reviewing a plan
and it's discovered that required information has not been provided by the applicant, this will result
in the delay of the permit issuance and in proceeding with building construction. The owner or
contractor shall be required to provide this information before the plan review can proceed. Other
plans that are in line for review may be given attention before the new information may be reviewed
after it has been provided to the Building Department.
Please review this document to determine if you have enough information to design your
project and provide adequate information to facilitate a plan review. Also, please consider
using a design professional for assistance in your design and a construction professional for
construction of your project. Any project with more than ten (10) occupants requires the plans
to be sealed by a Colorado Registered Design Professional.
To provide for a more understandable plan in order to determine compliance with the building,
plumbing and mechanical codes, applicants are requested to review the following checklist prior to
and during design. Applicants are required to indicate appropriately aud to submit the
completed checklist at time of application for a permit.
Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and
drawn to scale.
Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with
decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line
and original grade. A section showing in detail, from the bottom of the footing to the top of the roof,
including re-bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation,
sheeting, house-rap, (which is required), siding or any approved building material. Engineered
foundations may be required.
A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be
designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind
speed, wind exposure B or C, and a 36 inch frost depth.
All sheets to be identified by number and indexed. All of the above requirements must be met or
your plans will be returned.
All plans submitted must be incompliance with the 2003 IRC.
I. Is a site plan included that identifies the location of the proposed structure or addition and
distances to the property lines from each corner of the proposed structure( s) prepared by a
licensed surveyor and has the surveyors signature and professional stamp on the drawing?
Properties with slopes of 30% or greater must be shown on the site plan. (NOTE
Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft.
of a property line and not within a previously surveyed building envelope on a
subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's
signature and professional stamp on the drawing. Any structure to be built within a
building envelope of a lot shown on a recorded subdivision plat shall include a copy of
the building envelope as it is shown on the final plat with the proposed structure located
within the envelope.

GENERAL INSTRUCTIONS
THIS GAS FIREPLACE SHOULD BE INSTALLED AND
SERVICED BY A QUALIFIED INSTALLER to conform with
local codes. Installation practices vary from region to re-
gion and it is important to know the specifics that apply to
your area,
for example: in Massachusetts State:
The fireplace damper must be removed or welded in the
open position prior to installation of a fireplace insert or
gas log.
The appliance off valve must be a ''T' handle gas cock.
The flexible connector must not be longer than 36 inches.
The appliance is not approved for installation in a
bedroom or bathroom unless the unit is a direct vent
sealed combustion product.
WARNING: This product must be installed by a licensed
plumber or gas fitter when installed within the
commonwealth of Massachusetts.
In absence of local codes, install to the current CAN/CGA-
B149 Installation Code in Canada or to the National Fuel
Gas Code, ANSI Z223.1, and NFPA 54 in the United States.
Suitable for mobile home installation if installed in accor-
dance with the current standard CAN/GSA Z240MH Series,
for gas equipped mobile homes, in Canada or ANSI Z223.1
and NFPA 54 in the United States.
The fireplace and its individual shutoff valve must be discon-
nected from the gas supply piping system during any pressure
testing of that system at test pressures in excess of 1/2 psig
(3.5 kPa). The fireplace must be isolated from the gas supply
piping system by closing its individual manual shutoff valve
during any pressure testing of the gas supply piping system at
test pressures equal to or less than 1/2 psig (3.5 kPa).
When the fireplace is installed directly on carpeting, vinyl tile or
other combustible material other than wood flooring, the fire-
place shall be installed on a metal or wood panel extending
the full width and depth.
The optional heat circulating blower is supplied with a cord. If
installed, the junction box must be electrically connected and
grounded in accordance with local c<XIes. In the absence of
local codes, use the current GSA C22.1 CANADIAN ELECTRI-
CAL CODE in Canada or the ANSI/NFPA 70 NATIONAL ELEC-
TRICAL CODE in the United States.

Under extreme vent conRgurat/ons, allow several minutes
(5-15)forthefiametostabilizeafterlgnilion.
Eight (B'J inches Is the minimum bend radius allowed for
the r· diameter flexible air liner.
Provide adequate ventilation and combustion air. Provide
adequate accessibility clearance for servicing and operat-
Ing the fireplace. Never obstruct the front opening of the
fireplace.
Objects placed in front of the fireplace must be kept a
minimum of48" from the front face of the unit.
Minimum clearance to combustible construction
from fireplace and vent surfaces:
fireplace framing -0" to stand-offs (top, rear and sides)
fireplace finishing-3" to sides, 7%" to top of unit
vent pipe - 2 inches *
recessed depth -16 inches
* The first 2 feet of outer 7 inch diameter vent pipe from
the appliance must be wrapped in the 1" thick insulation
sleeve (supplied). There must be a 1inch air gap in addi-
tion to the insulation sleeve. See Figure 34.
GENERAL INFORMATION
FOR YOUR SATISFACTION, THIS FIREPLACE HAS BEEN
TEST-FIRED TO ASSURE ITS OPERATION AND QUALITY!
Maximum input is 35,000 BTU/hr for natural gas and 33,000
BTU/hr for propane. When the fireplace is installed at eleva-
tions above 4,500ft, and in the absense of specific recom-
mendations from the local authority having jurisdiction, the
certified high altitude input rating shall be reduced at the rate
of 4% for each additional1 ,OOOft. Maximum output for natural
gas is 28,350 BTU/hr at an efficiency of 81%; and 26,400 BTU/
hr for propane at an efficiency of 80%. Minimum A.F.U.E. rating
is 64% for natural gas and 65% for propane. Minimum inlet
gas supply pressure is 4.5 inches water column for natural
gas and 11 inches water column for propane. Maximum inlet
gas pressure is 7 inches water column for natural gas and 13
inches water column for propane. Manifold pressure under
flow conditions is 3.5 inches water column for natural gas
and 10 inches water column for propane.
This fireplace is approved for bathroom, bedroom and bed-
sitting room installations and is suitable for mobile home
installation. The natural gas model can only be installed in
a mobile home that is permanently positioned on its site
and fueled with natural gas.
