Box 640 Glenwood Springs, CO 81601 RE: Crystal Springs Farm Dear Sirs: The owners of Crystal Springs Farm, Stephen A. and Phyllis R. • S. Smilack, hereby request to subdivide the above named pro- perty, consisting of approximately 16 plus acres, into five single family lots. All lots are greater than 2.5 acres. Included in this letter and accompanying pages are all of the maps and information required for a Sketch Plan Application in Section 4.01 of the Garfield County Subdivision Regulations • SOIL SUITABILITY The Crystal Springs Farm is almost entirely soil type 70D. This soil is suitable to support septic tank absorption fields, dwellings and streets. A portion of the parcel is soil type • 20F. This soil type is not well suited for development. Each lot has an accessible building site on soil type 70D. SEWAGE DISPOSAL Sewage disposal will be by use of a septic tank and leach field • for each parcel. WATER SYSTEM Domestic water will be provided by two wells. One well, cur- rently in use by the existing residence, provides an adequate • quantity of water for two to three residences. An additional well could supply the northern lots. The parcel has senior ditch rights from the C & M Ditch (see included verification). • • • VEHICULAR ACCESS Vehicular access to lots 1, 2, 4 and 5 will be by way of a com- monly maintained private drive within an access easement.
