Re: Diamond Ranch Holdings
On site December 23, 2014 to observe structural work in progress. Structural framing was essentially
complete. Work appeared per structural plans with the following items noted:
Item 1: Observed and discussed the wall framing at the west master bath wall to accommodate
multiple medicine cabinets. Wall framing should be modified to provide minimum one full height
king stud and one trim stud each side of each cabinet. Due to layout restrictions the existing window
will only have trim studs each side. The window header should be strapped to the trim studs with
Simpson LSTA18 straps. The adjacent header should be hung from the end of the window header
using a Simpson HUC or similar banger.
Item 2: Observed the (2) 2x12 plate beam shown on the roof framing plan on grid D between grids 5
-- 6 not in place. Rafters were instead bearing on the framed wall but the wall is not supported by any
framing or foundations below. The (2) 2x12 beam or a minimum (3) 1 '/." x 6 '/s" ML beam should
be installed below the wall top plate. The ML beam may be cut from 7 '/." or 9 '/s" MLs.
Item 3: Observed and discussed water damaged OSB exterior wall sheathing at the north & east
walls of the northeast bedroom. The areas are below the window jambs and are limited to about 2 sq.
ft. or less at each location. The level of deterioration is significant but since the affected areas are
small it will not compromise the integrity or stability of the walls. The conditions that allowed water
to penetrate the wall should be addressed and repaired.
