Subject: Bowles Amended Plat
Request
This is a request to amend the Final Plat of Tract B of the Amended Bowles Exemption
Plat for Mr. Allen Bowles, owner of the property. The property contains approximately
8.79 acres and is located at 0398 County Road 132 on Mitchell Creek. Mr. Bowles
requests the Board approve a Plat Amendment which would allow a slight relocation of a
lot line as a result of transferring approximately 0.15 acres (6,984 sq. ft.) to a rear
neighbor, Mr. Melby.
As a result, the neighbor, Kenneth Melby, is also proposing the same adjustment to the
Board concurrent with Mr. Bowles request. Both property owners are required to request
this action of the Board since the lots themselves are both platted lots formerly approved
by the Board. Therefore, it is appropriate to review both requests from Mr. Bowles and
Mr. Melby simultaneously.
Applicable Standards
Section 6:10 of the Subdivision regulations states that an amendment may be made to a
recorded plat, if such amendment does not 1) increase the number of subdivision lots or
dwelling units, or 2) result in the major relocation of a road or add new roads. This
request will not result in either of the two aforementioned standards and Staff finds these
standards are met.
Staff Recommendation
The Applicant has provided all required documentation and has satisfied the applicable
standards for a plat amendment. Therefore, the Planning Staff recommends that the Board
of County Commissioners, pursuant to Section 6:10 of the Subdivision Regulations of
1984, as amended, approve this amended plat request.
