HomeMy WebLinkAbout3.0 Director's DeterminationOctober 3, 2014 Garfield County Boundaries Unlimited c/o Deric Walters 923 Cooper Ave., Ste 201 Glenwood Springs, CO 81601 DIRECTOR DETERMINATION — Creek Side Estates Lot 3 — Bowen - Amended Plat (File No. FPAA-8014) Dear Mr. Walters, This letter is provided to you, as the authorized representative for Garfield County File FPAA-8014, pertaining to Lot 3 of Creek Side Estates Subdivision. This letter is notification that your request to amend the final plat to abandon a section of drainage easement and enlarge the building envelope as shown in Exhibit A has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1. That all representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. 2. The Plat shall be subject to final review and approval by the County prior to submittal of the plat for final execution. All standard plat certificates and signature blocks shall be included on the final plat. 3. The proposed plat shall be edited as follows prior to submittal for final review by the County: a. The Applicant shall add the following plat note: 1 The plat notes from the Creek Side Estates, recorded at Reception No. 767334 with the Garfield County Clerk and Recorder shall remain in full force and effect to the Lots contained in this Amended Plat. Notice of this decision will be provided to the Board of County Commissioners who has the ability to `call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period (October 13, 2014).
