A RESOLUTION CONCERNED WIT'IT THE APPROVAL OF THE PRELIMINARY PLAN OF BURNING ROCK
SUBDIVISION.
WHEREAS, Battlement I'Iesa, Inc. has filed an application with the Board of
County Conrnissloners of Garfield County for approval of a Preliminary Plan in the
Planned Unit Development Zone District, and;
WHEREAS, based on the material submitted by the applicant and the comments of
the Garfield county Planning Department, this Board finds as follows:
1. That proper postlng, publication, and public notice was provi-ded as required
by 1aw for the hearing before the planning Commisslon.2. That the hearlng before the Planning Commissj-on was extensive and complete,that all pertinent facts, matters, issues were submitted and that a1linterested parties were heard at that hearing.
3. That the Garfield County Planning Commission recommended approval of the
Prelimj-nary P1an.
4. That the proposed subdlvision of land is in compliance with the recommendationsset forth in the Comprehensive Plan for the uni-ncorporated area of the county.5. That all data, surveys, analyses, studies, plans, and designs as are requiredby the State of Colorado and Garfield County have been submitted, reviewed,
and found to meet aI1 sound planning and engineering requirements of theGarfield County Subdivision Regulatlons.
6. That the proposed subdivision of land conforms to the Garfield County Zoning
Resolution.
l. Tliat for the above-stated and other reasons, the proposed. subdivision is in
the best interest of the health, safety, morals, convenien'ce, order, prosperity,
and welfare of the citrzens of Garfield County.
NOW, THEREFORE BE IT RESOLVED that the Prelimrnary Plan of Burning Rock Subdivisionfor the following described unincorporated area of Garfield County be approved wiLhthe f ollowi-ng condi-tions:
The recouunendations of the Colorado C,eological Survey as noted in the letter
to the Garfield County Planning Department of ApriL 28, 1982 be followed.Public Service Company indicare approval prior to the County Commissioners
review of the Final PIat.
The costs of revegetation, irrigatlng system and drainage facilities be
included in the Subdivision Improvements Agreement.
Lot 3 be labeled as "Common Open Space"-not a building siter'.
