The City requests that this request for a d'ivision be referred to the City
tor coniideration'in that it is contiguous to the current C'ity l'imits onits
western boundary. Sundance Center PUD is'in the annexation process and js
north of the Anierson property across County Road 346. Also, the Bookcliff
development is cont'iguous to the property along the east property line.
W'ith the annexations proposed for this area, the Anderson property and the
parcels to the south could become fully surrounded by the City. Non-
annexation of the Anderson property could result in development problems
ioi County Road 346. Th'is road requires an B0 foot right-of-way to adequately
provide for the street needs of this area.
Should the County find they can approve this request, the City would request
tfrai tfre applicants dedicate the nbcessary right-of-way along County Road
346 to prouide for an B0 foot right-of-way. Our records indicate that there
is 50 fbet of right-of-way curreitly ava'ilable in this area. An additional
l5 feet is requ'iied along the south sjde to accommodate the right-of-way needs
for County Road 346.

REQUEST: To create two parcels of land from one existing 12 acre tract.Each tract wil'l be approximately 6 acres.
LOCATION: contiguous to the Mahogony Addition to Rifle and 1/B milesouth of the Rifle interchange (contiguous to the Red River Inn)
ZONING: A/R/RD
QUALIFICATI0NS: The property proposed for subdivision has been underthe same ownership for a least 5 years and the divisionwill create less than three new tiacts of land under35 acres 'in size.
WATER: To the city of Rifle if the applicant annex,s to Rifle to theRifle Vfllage South Metro District subject to mutual agreementof an acceptable contract for services.
SEWER: Same as water above.
COMPREHENSIVE PLAN:
An acceptable access plan be submitted to the County
Road and Bridge Department.
Receipt of $ZOO.00 school assessment fee.
This proposa'l falls within District A, Rifle's
"Urban Area of Influence" and is contiguous tothe town's I imi ts. Therefore, the compiehensi veplqn.suggests thgt the proposal fe processed througha joint review ilf, the county and'/Rifle.
C0MMENTS: The City of Rifle has strongly indicated a desire to have therequest referred to the City for consideration for the following
reasons:
1. It is presently contiguous to the city limits2. Sundance P.U.D., north of the Anderson property ispresently being considered for annexation. If annexed,the Anderson property and parcels to the south wi11
become fully surrounded by the City.3. Securing adequate right-oi-way for the future "improvement
of County Road 346.
The app'licant does not have a signed agreement for sewer and waterservices from Rifle Vi'l1age South Metro District at this time.
REC0MMENDATION: The applicant should withdraw their request and processtheir proposal through the City of Rifle or.....
APPR0VAL with the condition that the following items are
completed prior to the final resolution approving this
reques t :
1. A signed agreement for sewer and water services fromRjfle Village South Metro Distrjct.
A lega1 instrument be created giving the necessaryadditional right-of-way along lhe i&+h side of theproposal to allow for an 80 foot right-of-way a'long
County Road 346.
