II. DESCRIPTION OF THE PROPOSAL
A. Site Description: The site is in a genLly sloping ruralresidential area of the county. There are a number of singlefamily homes in the same vicinity of this tract. There is aswale running souLh and west througLr the property. The areastill has some productive hay and grazing l-ands. There is anexisting house on the property.
B. Project Description: The applicant proposes to divide the 8.33acre tract in half to create tlvo 4.15 acre parcels. The existinghouse is served by a domestic well that could have one additionaldwelling using it, if necessary. Application has been made tothe Division of Water Resources for an in-house use only well forthe proposed l-ot. Both properties will utilize individual sewagedisposal systems. Access to the existing parcel is off of c. R.103 and would continue to be the access for the existing house.A new access is proposed for the new parcel that would come offof County Road 100. If an access easement cannot be obtainedfrom the adjoining property owners, an access easement will becreated across the existing lot from County Road 103.
III.MAJOR ISSUES AND CONCERNS
In June | 1976, Vernon Linbl-ade split a 25 acre tract into threetracts of 8.33 acres each. Neither of the other 8.33 acreparcels has been split by exemption. This leaves one exemptionavailable from the original parcel that existed on January l,1973. There will not be any further exemptions allowed on thetwo tracts created or from the other Lracts created in L976.

The soils information indicates that the area is well suited for
homesite development. There are suggestions for pre-wetting the
foundation area to minimize shrink-swel-1 potential and that the
I.S.D.S. absorption field may need to be enlarged due to moderatepermeability. Neither of these issues are a serious concern that
would limit the development.
