When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proeeed. Other. plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. (NOTE Section 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. One Colorado compliance label (referred to as "FB" labels) will be found under the kitchen sink in a base cabinet. One additional/abel will be located in each additional "module" in either a wardrobe, vanity or head cabinet. Inc, a Pennsylvania corporation, with offices at 111!1 S. Wilcrest Dr., HotL<rton, Texas 77099, hereinafter referred to as "GRANTEE." WITNESSETH: WHEREAS, GRANTOR is the owner of certain real property in Garfield County, State of Colorado; and WHEREAS, GRANTOR desires to grant and GRANTEE desires to acquire certain rights in a portion of said real property; NOW, THEREFORE, in consideration of the sum ofTen Dollars ($10.00) and other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the parties agree as follows: A. GRANTOR hereby grants to GRANTEE, subject to the terms and conditions hereof, a right-of-way easement for the use of GRANTOR's road as identified on Exhibit "A" (road) attached hereto. GRANTOR will not remove, reclaim or otherwise cause said road to lessen in width or cease to exist without first offering to assign said road to GRANTEE. GRANTEE shall have twenty-one (21) days after written receipt of GRANTOR's notice to advise GRANTEE it wishes to be assigned the road. GRANTOR also grants GRANTEE the right to maintain, operate, protect, repair, and upgrade the road, and to expand the road to a width not to exceed thirty (30) feet, should GRANTEE decide GRANTOR's maintenance of the road is insufficient for GRANTEE's uses. GRANTOR shall not be required to maintain the road. GRANTEE agrees to replace or rebuild any and all parts of the road that may be damaged in connection with GRANTEE~s activities conducted pursuant to this agreement. B. GRANTEE shall have the right of ingress and egress in, on, over, across and through the road for any and ail purposes necessary to the exercise by GRANTEE of the rights granted herein. GRANTEE shall have the right of ingress to and egress from said right-of-way for the purposes aforesaid, GRANTOR shall continue to have the right to fully use and enjoy the road; provided, however, that the use by GRANTOR shall not interfere with the rights herein granted to GRANTEE, and provided, further, that GRANTOR shall not build, create or construct any obstruction, engineering work or other structure over said road or permit same to be done by others, unless equivalent alternate access is provided for and agreed upon by GRANTEE. GRANTEE agrees to maintain and operate the easement hererin granted in such manner that the operation thereof will in no way hinder or prevent the use and enjoyment of GRANTOR~s adjoining property including use thereof for exploration, mining, oil shale development, oil and gas development, tanning, ranching, and land development. C. The rights granted herein do not include the right to explore for or produce oiJ, gas or other minerals, and do not include agricultural, funning, ranching or hunting rights. GRANTEE shall use the road only for the purposes of accessing its property. D. Unless terminated or canceled prior thereto in the manner provided for herein, the term of this Agreement shall be a period of one ( 1) year from the effective date hereof, and shall continue so long as GRANTEE continues to use the road without a nonuse interruptior: of more than three hundred and sixty five (365) consecutive days. E. This Agreement and the exhibits hereto shall be governed as to validity, enforcement, construction, effect, and in all other respects, by the law of the State of Colorado, and its courts shall have jurisdiction to enforce this Agreement. F. GRANTEE may not assign or transfer, by assignment, sale, fannout or otherwise, in whole or in pa:f4 any of its rights or obligations under this Agreement except to an affiliate of GRANTEE. F. CONFLICT OF INTEREST. No director, employee, or agent of either party will give to or receive from any director, employee, or agent of the other party any commission~ fee, rebate, gift, or entertainment of significant cost or value in connection with this Agreement. The tooter and perimeter wnlls nre to use measurements from the attached foundation print. Measuring the home is not a reliable method for detem1ining foundation size. The contractor should check the attached print to any other prints to verify both match, prior to beginning foundation. Variations from this prinL that result in installation problems will be the responsibility of the contractor or the person hiring the contractor to resolve. 2. The attached foundation design bns not been engineered to meet specific soil conditions. 3. Gas service lines must be installed on site and are not part of the standard setup included with your homes purchase. Home buyers should get estimates for the cost of the gas line installation as seller has not included the cost in your purchase price. 4. Sewer lines are stubbed through the floor on Four Seasons Homes. Bonnavilla Homes stub the drain lines through the floor and run them directly to the sidewall when available. Home buyer is required to interconnect all Sewer lines under the home. There are drain lines from the High Efficiency Furnaces and the hot water healer (pan und pop off overtlow valve) that must be connected to the homes drain line system. The same may be true if you have purchased a central air conditioning system. 5. Water lines are run to one central drop point. 6. Electrical is run to the breaker box. GVI-1 will connect plug in style crossovers only. Direct connect or twist type crossovers are the responsibility of the home buyers electrician. 7. The dryer vent must be installed outside the home and/or crawlspace of the foundation. Flexible ducting is only to be used fi·om dryer to vent cap at floor or wall. Rigid ducting must be used under the home and connected to an end cap with a damper. 8. The contractor must provide a crnwlspace access so setup materials can be removed from under the home. Minimum dimensions are 36"x 30" x 36" net. If the contractor or customer chooses to use an interiorcrnwlspaces access, all modifications and finish of the access is the responsibility of others. This method could result in additional dirt and wear in the homes interior. 9. Bonnavilla Homes and Four Season Homes foundation designs show pad supports for the marriage line. Golden Villa Homes strongly recommends that a continuous footer am! pony wall be used in place of posts on cmwlspacc foundations. 10. The manufacturer requires a minimum percentage of crawlspace venting. A good rule of thumb is to install I Y:. sf of venting for every 25 If of foundation perimeter. Local Building Codes must also be followed. 11. FOUR SEAN SONS HOMES DO NOT HAVE FLOOR INSULATION FROM THE MANUFACTURER. BONNAVILLA HOMES OFFERS FLOOR INSULATION FOR HO!VffiS AS AN OPTION. lfthere is no floor insulntion present from the manufnct11rer of the home and any portion on the foundation is n crawlspace, the crawlspace portion.!!!.!!!! be insulated by the home buyers foundation contractor to meet State, County or City requirements. 11. The customer or contractor are required to install a 2 x I 0 treated sill plate. The bolts used to anchor this sill plate must not be recessed into the plate. The threads must be cut off at the top ofthe nut. The sill plate will be used to anchor the home to the foundation, so a strong connection is imperative. Anchor bolts should be centered or set slightly toward the interior of the foundation, not toward the exterior of the foundation. 13. The Ridge Beam on Bonmtvilla Modular Homes is a 12" laminate beam. The tloor joists are 2x 10. This results in a 2.75" height difference thnt must be accounted for in the center line support construction. l11e laminate beam is notched at each end of the home, to eliminate perimeter toundntion modification. lfpmchasing a Four Seasons Modular, there is no height difference between ridge beam and floor joists, so the pony wall should be same height as sill plate or slightly lower. 14. If a crane is to be used, the site must be inspected prior to construction to verif)' specific placement requirements for the crane and the home sections. Unless specifically stated in writing, crone costs are not included in the standard setup pricing included with the homes price. 15. Stem wall height is to be u minimum of31 Y,'' including sill plate, but not including the foorter. 16. Rollover Setup Requirements-There must be 30~ of the foundation exposed in ordet· to roll a home onto a foundation. The pad on the rolling side or sides must be flat and level. The foundation wall must be backfilled and compacted leaving the 30" exposed wall. The rollover pad is considered the area extending ::!.2' out from the foundation and the full length of the foundation, plus 5' for the transport hitches. Accommodations must be made for the delivery truck at the end of the pad site. Grading of site is the responsibility of others. Ramping too steep of an approach will result in setup delays and downtime expenses. It is preferable to access both sides of the foundation for a rollover setup. One sided roll-ons can be done, but greater coordination of ddivery and roll-on is required (see figure Ia. attached). lf30" wall is not exposed, the set crew may require a crane to set the home at the home buyers expense. 17. The transport platforms must be able to be moved out of the way, without impeding other sections to be setup. Generally platfonns are picked up every 3 to 4 weeks. When backnlling the crawlspace, there must be a minimum 2% grade for I 0' to channel water away from the foundation. Backfill must be at least 4" be.! ow crawlspace vents in ot·der to prevent water draining into the crawlspace. Proper grading is the contractm or customers responsibility. The setup installer has the l'ight to refuse to set any home that does not have adequate drainage on site. 19. Additional Basement Specifications. Foundation venting requirements are not required for basement foundations, unless required by local building codes. Although exterior access is required for setup equipment removal, a crawlspace access is not required. Backfill can be completed to County specifications as long us a minimum 2% slope for 1 0' is maintained and the backfill is a minimum of 6" away from bottom of siding on the home. The installers will not remove setup equipment through interior basement access using portable ladders, other arrangements must be made by customet· or contractor. The basement floor must be completed prior to installation of the home. If the event of a day- light basement, the home must be installed from the bncldilied side of the foundation. The home portion must still be fully enclosed with wall. The preferred method is to install footers at required frost depth, then pour concrete to 4" or 6" above finished grade and installing a decl< post mount bracl<et for a wood post of adequate size to carry loads. The foundation contractor would then install treated or approved wood posts to support dec!<. This should give a nicer finished lool< than concrete columns or blocl<. This is a preferred method, not a required method. Steps coming off these decl<s will more than liKely be wood instead of concrete if the preferred method is used.
