(see map, page 9 ).
To split a 64 acre parcel into 2 parcels
of 40 and 24 acres each.
QUALIFICATION: Owned 5+ years
ZONING: A/R/RD
WATER: Shared adjudicated domestic well (.022 cfs)
and a 1000 gallon water storage tank
SEWER: Individual septic system for each narcel
ACCESS: Private road from County Road 112.
I. COMPREHENSIVE PLAN:
This parcel lies within District C (Rural Areas - Minor Environmental Constraints)
and District F (Rural Areas - Severe Environmental Constraints) of the County
Comprehensive Plan.
II. MAJOR ISSUES AND CONCERNS:
A. Staff Comments -
1. The well presently serves an existing residence on the 40 acre parcel.
2. The existing residence is served by an individual septic system.
3. The applicant received an exemption in 1975 to snlit a 11.85 acre parcel
from this property.
B. Review Agency Comments -
Division of Wildlife - No comments at the time the agendas were mailed.
III. RECOMMENDATION:
Approval with the following conditions:
1. The legal descriptions from the parcels shall include the following:
a. Description of the road easement to each parcel;
b. Description of the maintenance easement to the well from each parcel;
c. A minimum of 5 gpm of water to be conveyed to each parcel;
2. The applicant shall submit a $200.00 school assessment fee to the Planning
Department prior to signing of the exemption resolution.
If approved, the applicant has 120 days to submit all leaal descriptions and
fees and mee any conditions of approval of the request.
