In order to understand the scope of the work intended under a permit application and expedite the issuance of a permit it is important that complete information be provided. When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for. assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Our office has reviewed the framing plan and series of construction photographs for the noted residence. We understand that your office has recently performed a framing inspection of the residence. The residence is a single story, double wide, UBC I IRC type modular residence constructed over a lower level. The residence measures, in plan, 60' -0" east-to-west by 28 '-0" north-to-south. Roof rafters and floor joists of the modular residence clear span 14' -0" from the north and south exterior bearing walls, respectively, to the center marriage line. At the west end of the residence the marriage line support consists of a site built quadruple laminated veneer lumber (LVL) beam. Each lamination of the beam is 1.3/4" wide by 14" deep. The built-up L VL beam is therefore 7'' wide by 14" deep. The photographs indicate that the L VL is a "Versa-lam 2. 0 -2800" as manufactured by Boise-Cascade Corporation. The Versa-lam L VL has a modulus of elasticity of 2. 0 x I 0>6 PSI and an allowable extreme fiber bending stress of 2800 PSI. The 20' -0" long beam is supported by a built -up 2 x 6 post in the west exterior wall of the residence, by a built-up post at it's east end consisting of(IO)-2 x 6's, and by an intermediate mid-span, rough sawn 6 x 6 timber post. The top of the L VL beam has been notched. The notch is approximately 28" long and is l" deep. The notch extends through three (3) of the four (4) laminations in the L VL beam. The notch is approximately 5 '-0" from the east end of the beam. The notch is structurally acceptable. A site built, wood framed deck has been attached to the west end of the upper level of the residence. The deck measures, in plan 8' -0" east-to-west by I 0' -0" north-to- south. The deck is framed with 2 x 10 sawn wood joists spanning 8' -0" east-to-west, and spaced at 24" on center. The deck joists frame to a 2 x I 0 ledger at the west wall of the residence, and to a double 2 x I 0 rim beam at the west edge of the deck. The ledger is bolted to the floor rim joist with 1/2" diameter through bolts spaced at 24" on center. The rim beam spans 1 0' -0" north-to-south, and is supported by double, spaced, 2 x 10 beams plus ~' inclined, timber posts. The inclined posts bear is steel brackets at the top of the 4<~4 t\s~~ ~~ t(~ foundation wall. The inclined posts are attached to the spaced, (2) - 2 x l 0 beams with a total of three (3)-l/2" diameter lag screws. Our office reviewed the framing plan and photographs of the deck and recommended that the connection of the deck to the modular rim joist be strengthened. We recommended that at the north and south sides of the deck that a steel angle be added. The steel angle should attach to the spaced, (2) - 2 x 10 edge beam with two (2) -112" diameter Jag screws and bolted to modular rim joist with two (2) -1/2" diameter through bolts.
