I have reviewed the construction documents for the noted addition. Those documents, dated November 20, 2009, were prepared by David Hauter Architecture, Inc. I understand that the original residence was constructed in 2003. I have also reviewed the foundation documents for that original construction. Those documents, dated October 20, 2003, were prepared by Monroe & Newell Engineers, Inc. of Avon, Co. The foundation design by Monroe & Newell was based upon an allowable soil bearing pressure of 2000 PSF. 1 understand that the original excavation was observed by a local soils engineer, and that the allowable bearing pressure was verified. The two story addition measures, in plan, 12'-8" x 13'-6". Foundation construction for the addition consists of a concrete slab -on -grade lower level floor and cast -in-place concrete footings and grade walls. The footings are specified to be 10" thick by 1'-8" wide. Based upon the construction documents for the addition, I performed a load rundown to verify foundation loads. Footing size and reinforcement as specified on the construction documents for the addition are structurally appropriate. On December 18, 2009, I performed an inspection of the excavation and the footing construction prior to placement of the concrete for the footings. The footings were formed, and reinforcement was in place at that time. The footing reinforcement was in place at that time. Footing reinforcement consists of (2) - #5 continuous with #4 dowels spaced at 16" on center extending from the footing to the proposed foundation. The continuous reinforcement was in place, and the footing -to -wall dowels were pre-bent and on-site. The dowels are to be `stabbed' into the wet footing concrete. The footings for the addition are connected to the original footings at two locations with (2) - #5 horizontal dowels. These dowels are `epoxy anchored' to the original footings. The original sewer line conflicts with the proposed footing along the east wall of the addition. The east wall is, in plan, 12'-8" long, and the sewer line intersects the footing at approximately 8'-0" from the north end of that wall. Based upon the design loads and the location of the sewer line, it is structurally acceptable to interrupt the footing. The specified horizontal wall reinforcement should be placed along each wall of the addition without splices, and #4 x 24" x 24" horizontal corner bars spaced at 16" on center should be provided at each corner. The foundation walls for the addition should be connected to the original foundation walls with a #5 x 24" horizontal dowel top and bottom.
