Condition #9 does allow you some flexibility to shown "all applicable " elements and you've applied that standard in your analysis. Subm ittal of an updated site plan consistent with your representations including the additional information noted under items 5, 7, 8, 9, and 10 will be accepted as meeting the requirements of Condition #9 subject to the following clarifications. The most important component of the updated site plan is the delineation of the 21,000 sq.ft . storage area consistent with the application representations . In regard to item 3, inclusion on the site plan of the approximate location of the top of slope (i.e . where the lot begins to slope more steeply to the east) would be an excellent addition to support the representation that the storage area is generally level. Aerial photo and USGS to po maps can probably provide enough detail for your surveyor to provide an approximate delineation. Thanks for working up your response to Condition #9 . Please let me know if you have an additional comments and if you think the delineation of the top of slope will be difficult. I will look forward to your updated version of the site plan and will begin preparing for issuing the Amended Special Use Permit . Thanks again . Legal description. Included. 2 . Boundary lines , corner pins , and dimensions of the subject site for the proposed Land Use Change Permit , including land survey data to identify the subject site with section corners , distance , and bearing to corners , quarter corners , township , and range; Appears to be sufficient. 3. Existing and proposed topographic contours at vertical intervals sufficient to show the topography affecting the development and storm drainage; Not applicable as storm drainage is not an issue. The property is fairly level and on top of a hill. 4 . Significant on-site features including natural and artificial d rainage ways , Wetland areas , ditches , hydrologic features , and aquatic habitat ; geologic features and hazards including Slopes , alluvial fans , areas of subsidence , rock outcrops and rockfall areas , radiological and seismic Hazard Areas , soil types , and landslide areas ; vegetative cover ; dams , reservoirs , excavations , and mines ; and any other off-site features of the same type that influence the development. Not applicable -these features do not exist on the property. The Amendment does not propose any additional development or additional use. 5. Existing and proposed parking areas , driveways, emergency turn-outs and emergency turnarounds , sidewalks , and paths , shown by location and dimension ; We need to include the parking areas . The driveway is shown and there are no emergency turn-outs or turnarounds, sidewalks or paths. 6. Existing and proposed roads , railroad tracks , irrigation ditches , fences , and utility lines on or adjacent to the parcel , shown by location and dimension; There are no existing or proposed roads, tracks or ditches on the 1 property. An overhead electrical line is shown on the site plan. It also appears that a fence is shown on the site plan. 7. Users and gran tees of all existing and proposed easements and rights-of-way on or adjacent to the parcel , shown by location and dimension ; I will confirm whether or not there are any existing easements not shown. There are no proposed easements. 8. Area of the individual parcels , and the total square feet of existing buildings , driveways , and parking area ; We can include the parking area and the total square feet of the existing buildings. 9. Zone district in which the site is located; This can be included on the site plan. 10 . Location and dimension of all structures , existing and proposed , and distance of structures from property lines ; Dimension should be covered by Number 8. I believe the surveyor should be able to provide distance of structures from property lines. 11 . Elevation drawings showing existing grade , Finished Grade , and he ight of the proposed structures above existing grade; Not applicable as there are no proposed structures. 12 . Location and size of leach field , sewer service lines , and treatment facilities to serve the proposed use ; Not applicable. There is no additional proposed use. 13 . The source and capacity of the water supply , including loca tion and size of well(s) and/or water lines to serve the proposed use ; and Not applicable. There is no additional proposed use. 14 . Location and size of signs for the purpose of identification , advertising , and traffic control. Not applicable. The total sq feet of the Contractor's Yard is 24 ,200 sq feet (not 6 .9 acres which is the entire pa rcel ). The Contractor's Yard is under 5 acres .
