Box 2991 Grand Junction, CO 81502 Concerning: structural inspection and evaluation of existing residential building and remodeling improvements at 04992 County Road 207, Garfield County. CO The above referenced structure was inspected by Tom A. Cronk, registered professional engineer (R.P.E.), on September 3, 2010. The structure consists of a residential frame building founded on a rock/cement mortar foundation. The existing structure appears to be in excess of fifty years old. The property owner is in the process of modernizing the interior of the cabin and reroofing the structure. The original footprint of the structure is to remain unchanged. The structural inspection of'reference is meant to satisfy concerns of the Garfield County Building and Planning Department associated with obtaining a building permit to complete the renovation work. The existing structure, foundation, and newly completed renovation work appears structurally sufficient and in compliance with the 2009 IBC residential building code with the following exceptions. - All 2"x8" second floor floor joist with spans exceeding 12'-6" should be replaced with 2"x 10" hem fir #2 and better or 11-718" truss joist spaced maximum 16" o.c. Alternatively, the existing 2"x8" second floor floor joist may be doubled up at all spans exceeding 12'-6". - Existing second floor floor joist must be supported at each end with appropriate joist hangers attached to blocking placed in the existing bearing walls. Alternatively, a 2"x6" bearing ledger may be attached to the existing bearing walls to support the second story floor joist. - The 2/12 dormer roof framing shall consist of 2"x6" hem fir #2 and better rafters spaced 12" o.c. Alternatively, 2/12 dormer framing may consist of 2"x10" hem fir #2 and better rafters spaced 24" o.c. - A structural closet wall shall be place under the existing 2"x6" hip rafter at the southwest roof corner to provide support where the existing chimney flue was removed. - Floor joist support beams consisting of 2 - 2"x10" hem fir #2 and better with 3 - 2"x6" columns spaced maximum 84" o.c. shall be placed under the first floor floor joist to limit floor joist spans to 144" maximum, All beam support columns shall be founded on minimum 24"x24"x8" thick concrete pads with #4 rebar on 12" grid. - An 8"x36" grade beam with 2-#4 top, 2-#4 bottom, 1-#4 intermediate, and #4 verticals 48" o.c. shall be poured to found the rear porch perimeter and storage room. - The front porch monolithic slab shall have a minimum 36" deep monolithic footing turn -down at the perimeter. - concrete wall termination caps shall be poured at the rear foundation wall where the existing stone/concrete mortar foundation has been opened. When reviewing a plan and it's discovercd that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBM1TTEDFOR ALL APPLICA'T'IONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of you r project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be in compliance with the 2003 IRC, and 2006 IECC. 1. Is a site pian included that identifies the location of the proposed structure or addition and distances to the property lines from each comer of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing? Properties with slopes of 30% or greater must be shown on the site plan. (NOTE Section: 106.2) Any site plan for the placement of any portion of a structure within 50 ft. of a property line and not within a previously surveyed building envelope on a subdivision final plat shall be prepared by a licensed surveyor and have the surveyor's signature and professional stamp on the drawing. Any structure to be built within a building envelope of a lot shown on a recorded subdivision plat shall include a copy of the building envelope as it is shown on the final plat with the proposed structure located within th envelope.
