When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and 1 original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure 13 or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. Box 9085 Aspen, Colorado 81612 Job No. 110 035A Subject: Observation of Pit Excavation, Proposed Additions to Existing House, 7209 County Road 100, Missouri Heights, Garfield County, Colorado Dear Jake: As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed the pit excavation at the subject site on July 21, 2010 to evaluate the soils exposed for foundation support. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to Buildco, dated February 19, 2010. The proposed additions consist of a 16 foot wide garage on the north side of the existing garage and a basement egress stairwell at the southwest corner of the house. At the time of our visit to the site, a pit had been excavated about 10 feet off the southwest corner of the house to a depth of 8 feet. The soils exposed in the pit excavation consisted of 1 foot of topsoil overlying 7 feet of stiff, moist, sandy silty clay. The upper 3 feet of the clay was brown and the lower 4 feet of clay was calcareous whitish brown. Results of swell -consolidation testing performed on a sample of the lower clay taken from the pit, shown on Figure 1, indicate the soils have relatively low compressibility under conditions of loading and wetting. The laboratory test results are summarized on Table 1. No free water was encountered in the pit excavation and the soils were moist. Considering the conditions exposed in the pit excavation and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 2,000 psf should be adequate for support of the proposed additions. Footings should be a minimum width of 18 inches for continuous walls and 2 feet for columns. Loose and disturbed soils (and existing fill) in footing areas should be removed and the bearing level extended down to the undisturbed natural soils. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Foundation walls acting as retaining structures should also be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at least 50 pcf for on-site soil as backfill. A perimeter foundation drain should be provided to prevent temporary buildup of hydrostatic pressure behind the basement walls and prevent wetting of the lower level. Structural fill placed within floor slab areas can consist of the on-site soils or a suitable imported road base compacted to at least 95 % of standard Proctor density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the building. Landscape that requires regular heavy irrigation, such as sod, and sprinkler heads should not he located within 10 feet of the foundation. The recommendations submitted in this letter are based on our observation of the soils exposed within the pit excavation and do not include deeper subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. The pit was located about 70 feet from the proposed garage addition. This study is based on the assumption that soils beneath the addition areas have equal or better support than those exposed. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this letter. We recommend that we observe the completed addition excavations to evaluate the actual bearing conditions. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future.
