When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST 13E SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and 1 original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be in compliance with the 2009 IRC, and 2009 IECC. 1. Take precautions to protect plumbing in these areas. 8 341 Los Adobes Drive Retaining Wall August 10, 2011 Page two The excavation cut for the retaining wall was made within 18 inches of the back of the completed wall, based on photos, and appears to have been close to vertical. Backfill consisted of 3/4 inch crusted rock. Native soils are rocky with some bedrock outcroppings. Appearance: An inspection of the completed wall was conducted on July 8, 201 1, in attendance with the owner. The visual appearance of the wall and adjacent features was good; no cracks in the veneer could be found, there were 110 separations of wall intersections, the walls were plumb and level, and no differential movement was evident. Opinions: Although this wall was apparently not constructed in typical cantilever retaining wall fashion (larger footings and heavier vertical doweling would likely have been required for a vertical one -foot strip type analysis), it appears to be functioning adequately. This is likely due to a number of contributing factors: 1. The wall was doweled along its height to the existing lower concrete perimeter wall of the house, providing good lateral support near its north end. 2. The intersecting landscape wall provides good top lateral support near the middle of the highest portion of the retained earth, anchoring it to prevent out -of -plumb rotations. 3. The curved shape of the wall helps it to act in a horizontal manner, with adequate reinforcing to carry tension forces. 4. The footing and dowel reinforcement is adequate to provide good vertical and lateral support and semi-rigid bending resistance at the base of the wall. 5. The limited width of granular backfill behind the wall has likely resulted in reduced lateral pressures on the wall compared with normal design standards. In combination, the above factors likely provide an adequate structural system to resist imposed lateral earth pressures in this situation. Please be aware that certain conditions and actions could compromise the stability of this wall. In particular, care should be taken not to remove or cut the intersecting landscape wall that runs parallel to the south wall of the house, as this element likely acts as a stabilizing tension anchor for the higher portions of the retaining wall . Also, innundation of the planting area above the retaining wall should be avoided, to prevent hydrostatic pressures from developing behind the wall. To help prevent this condition, relief "weep" holes should be drilled or cored through the wall directly above the lower grade level. 341 Los Adobes Drive Retaining Wall August 10, 2011 Page three Conclusions: The retaining wall in its observed condition is considered adequate to resist the imposed lateral soil pressures. Installation of weep holes at the base of the wall is recommended to reduce the risk of hydrostatic pressure behind the wall (2 inch diameter holes at 4'-0" on center should suffice). If any distress is observed of the wall in the future, such as separation between the intersecting landscape wall and the retaining wall, or out -of -plumb rotations of the retaining wall, our office should be contacted for further evaluation. Limitations: Please be aware that our investigation was limited to the structural elements addressed in this report, and that no intrusive inspections or destructive testing was conducted. We have relied in good faith on informative that was provided by others for our review.
