When reviewing a plan and it's discovered that required information has not been provided by the applicant, this will result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor shall be required to provide this information before the plan review can proceed. Other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. TWO (2) SETS OF CONSTRUCTION DRAWINGS & TWO (2) SITE PLANS MUST BE SUBMITTEDFOR ALL APPLICATIONS. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. Any project with more than ten (10) occupants requires the plans to be sealed by a Colorado Registered Design Professional. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit. Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line and original grade. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house -rap, (which is required), siding or any approved building material. Engineered foundations may be required. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, a 90 M.P.H. wind speed, wind exposure B or C, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be in compliance with the 2003 1RC, and 2006 IECC. 1. The installation included a 1500 -gallon, two-compartment, precast concrete septic tank with an effluent filter on the outlet, followed by a 'drywell'. The attached document should alleviate Garfield County's concerns. The Eagle window and door energy performance of the full envelope of your new home is below .35 U -value. Please review the performance data summary and contact me with any questions or concerns. To elaborate a bit on the energy performance of the casement and awning windows in your home, these products result in higher U -values due to the amount of aluminum that "clads" (covers) the exterior of the window to fully protect the wood from the detriments of our outdoor environment. Aluminum adds strength and stability to windows and doors, but it is also a highly -conductive material, so its benefits are also a detriment to energy performance since this material transfers heat and cold more easily than do plastics, etc. Being a non-ferrous metal, aluminum will last a lifetime, whereas plastics tend to find there way into a landfill in short order. Eagle has struggled with different approaches to product modifications while also striving to continue building a long-lasting durable product. Product modifications are becoming more and more necessary to appease our Federal Government Energy Star guidelines as well as local government building department mandates. We (both manufacturers and consumers) are fortunate that local building departments will allow weighted average calculations for energy performance. Otherwise, I personally fear that the residential and commercial building industry would become exclusive to disposable building materials. Currently at Eagle, we offer a few different options to achieve a .35 or better U -value within the casement and awning product lines. However, the window performance option we supplied for your residence offers the best durability and quality in an Eagle window, and the specification is identical to what I would use in my own personal home. One of the options to achieve better energy performance is to add an additional pane of glass to a typical dual -pane insulated glass product, thus specifying Triple -Insulated Glass or TIG. The potential negative effects of this product include doubling the probability of seal failures within the hermetically sealed glass assembly, thus causing moisture between the glass. TIG also adds a considerable amount of weight to the window sash and can create a long-term burden on the operating hardware. Another option is our Axiom 11 product that removes some of the aluminum cladding from the window 11/10/2011 Page 2 of 2 frame and replaces it with a plastic -and -wood composite material. It is my opinion that a composite cannot match the long-term durability of aluminum, and I feel very strongly that both you and the Morton's have purchased the most durable and longest -lasting window and door products available in the Roaring Fork Valley. I take pride and "ownership" of the projects on which I am fortunate to work, and I specified the products for your home as I would do all other projects unless forced to do otherwise by a code compliance issue.
