Permanent address assigned by Garfield County Building Department posted where readily visible from access road; 3. A finished roof, a lockable house, complete exterior siding, exterior doors and windows installed, a complete kitchen with cabinets, a sink with hot & cold running water, non-absorbent kitchen floor coverings, counter tops and finished walls, ready for stove and refrigerator, all necessary plumbing; 4. All bathrooms must be complete, with washbowl, tub or shower, toilet stool, hot and cold running water, non-absorbent floors and walls finished and a privacy door; 5. All steps outside or inside over three (3) steps must have handrails, guard rails on balconies or decks over 30" high constructed to all IBC and IRC requirements; 6. Outside grading done to where water will detour away from the building; 7. Exceptions to the outside steps, decks and grading may be made upon the demonstration of extenuating circumstances, i.e. weather, but a Certificate of Occupancy will not be issued until all the required items are completed and a final inspection made; 8. A final inspection sign off by the Garfield County Road & Bridge Department for driveway installation, where applicable; as well as any final sign off by the Fire District, and/or State Agencies where applicable. 9. Biggers [rbiggers@ci.glenwood-springs.co.us] Sent: Tuesday, March 18,2008 10:29 AM To: Andy Schwaller Subject: George Sherick, 0150 Cty Rd 126 Andy, Last spring I made a site visit to the Sherink's property and structures located at 0150 County Road 126 to evaluate them for the need to or not to mitigate wildfire hazard fuels from around the structures. The structures have been built for sometime and during the construction phase the wildfire hazard fuels were mitigated around them. Thus if you were manly concerned about the wildfire hazard fuels near the structures before giving him a C of 0, his property is approved by Glenwood Fire Department to move forward in obtaining his C of 0 for the structures in question on his property. I did advised George that the next area he needed to do some hazard fuels reduction on was along his driveway into the structures. CO 81601 Most of the lots and homes on Black Diamond Road are surrounded by scrub oak which puts them in a high rated wildfue potential area in our fue district. The Black Diamond Sub-division also does not have an established water distribution system with fire hydrants. With this application appearing to be a build and ask for permits and forgiveness after the fact situation we request the following be a condition of the permit approval process: • That the structures be evaluated and rated for there exposure to being destroyed by a wildfire and or a structure fue on the property spreading and starting a wildland fue. I wiH be handling the issues directly related architectural codes; a Permit has been issued for zo ning and land use codes . During the building process th e electrician who did the electrical work on the bu ildings ca lled for final electrical inspection which pas sed . My involvement with the project began after the building was fully finished; consequently, I am relyin g on statements of the contractor and subcontractors for item s whichat th is point ca nnot be seen . The agricultural barn is classified as a groupS (storag e) the 3 car garage is classified as a group U, and the caretaker /garage is classified as a group R-3/U (res iden ti al/garage)-th ere is a one hou r separation between the residential/garage (2 sheets of type x drywall). I will use your Residential Plan Review Li st as a guide, and respond to each appli cable iss ue. I have includ ed this li st· with my re sponse letter . Overall all th e buildings comply with the building codes and were built by conventional construction means and methods. All of the work was done by license d contractors and sub co ntractors-all are quite familiar with Garfield Cou nty 's adopted building codes .
