PROJECT INFORMATION AND STAFF COMMENTS PROJECT NAME: OWNER/APPLICANT: LOCATION: PURPOSE: Senate Bill 35 Exemption Edgar and Soccoro Hunt 1.7 miles east of Silt off County Road 262. To split a 7.33 acre tract into 2 tracts of 2.20 and 5.13 each QUALIFICATION: To convey to spouse ZONING: A/R/RD WATER: Existing 10 gpm domestic well to be shared by the 2 lots SEWER: Individual septic ACCESS: Access easement from the County Road COMPREHENSIVE PLAN: District C (Rural Areas with Minor Environmental Constraints) REVIEW AGENCY COMMENTS: 1. Town of Silt - no problems with this proposal. 2. Division of Water Resources - no comments at the time the agendas were mailed. STAFF COMMENTS: 1. This parcel is within two miles of Silt's Urban Area of Influence, and because of its proximity the Comprehensive Plan indicates that a two - acre size would be appropriate. Also, the two -acre lot would be compatible with the existing lot sizes in the area. 2. A 1=1 interest in water well ##124630 needs to be included in the legal description of each parcel. 3. A maintenance easement to the well needs to be included in the legal description of each parcel. 4. The applicant has already included description of an access easement in the legal description of each parcel. The applicant needs to submit the $57.33 fee to the Planning Department prior to signing of the exemption resolution. 6. The applicant needs to submit the $200.00 school assessment fee to the Planning Department prior to signing of the exemption resolution.
