In the case of commercial land lying along a state highway, I feel the subdivision procedure should be followed in the development of that parcel. Using the subdivision procedure allows for access, and the resulting traffic volumes, to be considered as a whole for that parcel of land. To allow the extension of commercial development along the frontage of a highway, with additional commercial land on the same parcel, raises potential problems of traffic congestion, traffic hazards and also establishes a strip commercial pattern of development. I have no objections to the development of this parcel of commercial land, for it is in a prime location.
