The above request pertains to subdividing a parcel of commercially
zoned land, located on Highway 133, generally east of the town limits
of Carbondale.
In the case of commercial land lying along a state highway, I feel
the subdivision procedure should be followed in the development of that
parcel. Using the subdivision procedure allows for access, and the
resulting traffic volumes, to be considered as a whole for that parcel
of land. To allow the extension of commercial development along the
frontage of a highway, with additional commercial land on the same
parcel, raises potential problems of traffic congestion, traffic
hazards and also establishes a strip commercial pattern of development.
I have no objections to the development of this parcel of
commercial land, for it is in a prime location. However, I cannot
recommend that it be developed in any way other than following the
subdivision process.

in Townshipj7 South, Range 88 West of the 6th Principal Meridian being more
-particularly described as follows: Beginning at a point on the westerly
right-of-way line of Colorado State Highway -No. 133, whence the East 1/4 cor-
ner of said Section 28 bears N 24'37'53" E 2379.58 feet; thence S 01°16x00"
E 611.10 feet along said westerly right-of-way line; thence S 81°31'30" W
156.10 feet to a point on the northeasterly right-of-way line of the Denver and
Rio Grande Western Railroad; thence N 33°07'25" W 123.47 feet along said
northeasterly right-of-way line; thence N 01°16'00" W 525.80 feet; thence
N 88°44'00" E 220.00 feet to the point of beginning, containing 3.072 acres
more or less.
