I. RELATIONSHIP TO THE COMPREHENSIVE PLAN
The site is located in District B, Subdivision/Rural Serviceable Areas0 to L/2 miLe radius, Minor Environmental Constraints. Thisdesignation on the Comprehensive Plan Management District's lrtap isbased on proximity to the Kings Row Subdivision.
II. DESCRIPTTON THE PROPOSAL
A site Description: The site is rocated in a rurar portion of theCounty with adjacent land uses primarily single familyresidential, agricultural, and open space. Slopes on the siteare moderate with native tlpes of vegetation. currently, thereis a single family dwelling on the site.
B Proiect Description: The appricant proposes to divide the 5.0acre tract into two lots each 2.9 and 2.1 acres in size. rt isproposed to purchase augmentation water from the Basalt Waterconservancy District to supply both proposed lots. rndividual
Sewage Disposal Systems will be utilized.
History: The applicant has submitted documentation establishingthat no lots have been created out of this tract since 1959
IIT.I,IAJOR TSSUES AND CONCERNS
1 Soils information on the site indicates that the main limitationfor homesite development is slope with potential soil erosion.
Proof of an approved 1egal adequate water source can be shown byobtaining a signed contract from the Basalt Water ConservancyDistrict.

3 The applicant has submitted documentation showing a County roadcoming off of C.R. LO2 that goes to the Hamis/Fender Ranch thathe feels is c.R. 161-. The present road numbering assigns countyRoad 15L to the Kings Row Subdivision.

IV. SUGGESTED FINDINGS
That proper posting and public notice \ras provided as required by
Iaw for the meeting before the Board of County Commissj-oners.
That the meeting before the Board of County Commissioners was
extensive and complete, that all pertinent facts, matters and
issues were submitted, and that all interested parties were heard
at that meeting.
That for the above stated and other reasons, the proposed
exemption is in the best interest of the health, safety, morals,
convenience, order, prosperity and welfare of the citizens of
Garfield County.
V. RECOMMENDATION
APPROVAL, with the following conditions:
That the applicant submit evidence of a domestic water source foreach of the proposed tracts, consisting of an additional weIIpermit or other verification acceptable to the Board of County
Commissioners.
2.That the applicant submit $200 in School Impact Fees for the
creation of one new Iot.
3.That all representations of the applicant, either within theapplication or stated at the meeting before the Board of County
Commissioners, shall be considered conditions of approval.
