The request does not meet the five acre minimum lot size recommended for this district by the County Comprehensive Plan. 2. Expanded use of the existing access, or addition of a new access for the smaller parcel, should be approved by the State Highway Department. 3. Staff has requested additional information on the provisions of water to these parcels. Specifically, the owner's representative (Tim Callahan) has been asked to submit a copy of the well permit and decree on the spring.; Since he was out of town recently, it was indicated that he would bring these items to the meeting. If these items are in order, then the listed concerns and conditions would apply. RECOMMENDATION: IF the water questions are resolved by the additional information to be submitted, the staff would recommend approval of this request with the following conditions (all to be met prior to issuance of the exemption resolution): 3.5 (rv10 The new lot created should be at least fres in size. The applicant shall submit a copy of an approved access permit from the State Highway Department for expanded or new access to the Planning Department prior to issuance of the exemption resolution. 3. The legal description for each parcel shall include a description of an access easement if a shared access is developed.
