Boundary Line Adjustment, Lots A & B,
Harris Subdivision Exempt.ion
Dear Mr. Bean:
My wife and I are the owners of Lot.s A and B, Harris Subdivision
Exemption. We are interested in doing a boundary line adjustment.
to increase the size of Lot B to 2.83 acres, and decrease the size
of Lot A to 2.00 acres. As you can see from the enclosed sketch,
this will have little effect on Lot A, and will make the use of Lot.
B more efficient and easier from an irrigation and ditch
maintenance standpoint .
You will note that the headgat.e for Lot B and the lateral ditch for
Iot B is on that portion of Lot A that will be transferred. In
addition, there is a 14 foot access gate in the NE corner of Lot
A and SE corner of Lot B for getting equipment in t.o work on the
ditches or headgate. This gate was originally installed prior to
the subdivision of the property into three parcels. There is aburied power cable to the house on lot A (shown on map) and an
easemenL for maintenance wil-I be provided and recorded on the p1at.
It is our intent. to rent the property on Lot A, most likeIy to afamily member. If this boundary line adjustment is approved, wewill construct a new fencel-ine on t.he new boundary to keep theproperties separate and denote the new line.
It is our understanding and belief that this boundary line
adjustment is consist.ent with the ARRD zoning for the area which
is a 2.00 acre minimum. There will be no changes in usage of theproperties and this change will have no effect on any of thestructures on either propert.y. Please don't hesitate to contact
me if there are any questions on this proposal. I have encloseda check for $100 to Garfield Count.y to start the process. Pleasecal-I and 1et me know what I need to do as a next step.

Surveyor (per your instruction) to be certain that everything
