II. PROJECT DESCRIPTION
A. Site Description:
The site sits to the south of Highh,ay 82 between the Highway
and the Roaring Fork river. The ma joi:ity of the site sits withinthe floodplain of the Roaring Fork river. The proposed buildingenvelope, however, does sit above the 100 year fJ_oodplainelevation. The site has a steep cut to the south of the existingaccess road. The applicantsr residence sits on the western halfof the parcel.
B. Description of the proposal:
The applicants propose to divide an 1I.56 acre site into twopareels of 5.78 acres. The easterlT parcel is to be deeded tothe applicant's mother. The applicants propose to use theexisting well to serve both the existing and proposcd residence.The proposal is to install a separate engineered individualseptic system for the proposed parcel.
