II. DESCRIPTION OF THE PROPOSAL:
A. Site Description: The site has varying terrain, ranging fromr-elatively flat 1ow lying ground near the highway, to steep shale cliffsfurther from the highway and to the northeasl.
B. Project Description: It is proposed to split a 25.38 acre parcel intotwo parcels of 4.0 acres and 21.38 acres. Tract B has an existing mobilehome on it and Tract A is to become a storage area for a well dritlingcompany. It is further proposed that Tract A become A/I to allow for thestorage area.
III. MAJOR ISSUES AND CONCERNS:
A. Review Agency Comments:
1. Division of Water Resources has stated that an additional well
use proposed wilI dictatepermit can be issued, but that the type ofthe type of permit.(See letter r pa9 eZB
B. Staff Comments:
1. The proposar has been deart with strictly as a request forsubdivision sketch pran, with no formar request for rezoning.2. The storage of welr drilring equipment is not aLlowed i; theA/R/RD zone district.3. District C caIls for a minimum of five (5) acres per lot.4- Legal access to Highway l-3 for both parcels has not been verified.
IV. FINDINGS
1. The sketch plan conforms to Section 4.01, sketch plan requirements ofthe Garfield County Subdivision Regulations.
2. The sketch plan conforms to the requirements of the zone district inwhich the development is located.
3. That for the above stated and otherto qualify for approval by this Board.

V. RECOMMENDATION
Recommend approval with the following conditions:
1. Tract B be increased to five (5) acres in size.
2. Legal highway access be verified prior to final plat approval.
3. The applicant remove any storage of equipment from Tract B to be in
conformance with the zone district regulations.
