PO Box 12204 Aspen, Colorado 81612 Re: Final Review D-18/26 Sweetgrass Thank you for your presentation of the revised final plans for Lot D-18. Receipt of the DRC fee of 520,000 builder's completion deposit, $3,000 CRAF and $5,060.10 is hereby acknowledged. The DRC has found the review complete and approved the submitted plans at their meeting March 18, 2015. Although the DRC found the plans ready for final approval there arc several items that require additional information or revisions. Please make the following revisions and submit the appropriate set of plans: 1. The DRC discussed the garage doors. PIcasc restudy the doors and provide some verticality to help break up the large two car garage door. As well adding "glass lights" to the doors will help reduce the size of the doors and negate the introduction of a new color into the color palette. Please provide a garage door detail prior to the pre - construction meeting 2. The stucco color proposed for the duplex was not supported by the DRC. This shall continue to be studied and will require DRC approval before any stucco may be applied to the duplex. 3. It was represented that "bark wood" asphalt GAF shingles will be used. 4. Only one color for both driveways may be used and it was represented that Yosemite Brown will be the color. 5. The DRC approved the Kichler exterior light fixture. 6. Please revise the landscape plan to include the banding and driveway concrete pattern, please locate the irrigation pump, add the address monument, and pump detail. The DRC requires a building height verification survey to be completed prior to the rough framing inspection (dry -in) inspection and performed by a Colorado professional land surveyor and shall include a statement by the surveyor stating whether the building is/is not in compliance with Garfield County building height rules. The owner or owner's representative shall submit a completed height survey to Aspen Glen DRC. The standard form that shall be used is attached. In the event there is a dispute the DRC reserves the right to verify height with their surveyor. In addition, two additional site inspections are required during construction of the residence. Please contact the DRC Administrator at (970) 963-8434, upon completion of the dry -in phase of construction and for a final site inspection by the DRC. Details of these procedures arc contained in the Design Review application packet. Failure to call for any of these inspections will result in 81000 per violation which will be deducted from the builder's completion deposit. Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC may elect to withhold a portion of the Builder's Completion Deposit to ensure that final landscaping is completed and growth is assured. Finally, the HOA has adopted a schedule of Violations & Fines. A copy of which will be provided at the pre -construction meeting. Please familiarize yourself and your sub -contractors and employees with the schedule to avoid unnecessary costs. Please keep in mind that a copy of your approved plans is kept on file for periodic review by the Design Review Committee to assure compliance with your approved plans. Any anticipated changes from your approved plans must be submitted to, reviewed by and receive approval from the Design Review Committee prior to making any changes.
