Pursusant to C.R.S. (1973) Section 30-28-101 (10) (a) - (d) as
amended, and the Subdivision Regulations of Garfield County, Colorado,

Dear Mark,
This letter is in reference to Mr. David Hughes and his
proposal to divide his property located at 2558 Highway 82 in
Glenwood Springs. This property is within the boundaries of the
Glenwood Springs Rural Fire Protection District and fire protection
services will continue as is. Be advised if major development shall
occur on this property, we will need to review all plans for fire
protection requirements and possible water supply.

Re: Subdivision Exemption Application
Dear Mr. & Mrs. Hughes:
Your application for a subdivision exemption, located off Highway
82, has been scheduled for a public meeting before the Board of
County Commissioners on May 14, 1990, at 2:30 P.M., in the
Commissioners' Meeting Room, Suite 301, Garfield County Courthouse,
109 8th St., Glenwood Springs, CO 81601. It is suggested that you
be represented at the time of the meeting.
Copies of the enclosed exemption public notice form need to be
mailed by certified return -receipt to all property owners adjacent
to or within 200 ft. of your property no less than 15 days prior to
the meeting. In addition, the notice needs to be mailed by
certified return -receipt to owners of mineral rights, or lessees of
mineral owners of record of the land proposed for exemption, no
less than 15 days prior to the meeting. The certificates of
mailing and return -receipts from these mailings need to be
presented at the time of the meeting or submitted to the Planning
Department prior to the meeting. The exemption site must also be
posted with the enclosed notice poster no later than 15 days prior
to the meeting. These public notice requirements should be
completed no later than April 27th, to ensure compliance.

PUBLIC NOTICE
TAKE NOTICE that David and Norma Hughes have applied to the
Board of County Commissioners, Garfield County, State of Colorado,
to grant a Subdivision Exemption in connection with the following
described property situated in the County of Garfield, State of
Colorado; to -wit:
Legal Description: See attached Exhibit A
Practical Description: (location with respect to highway,
County roads and residences) Located on the north side of
Highway 82 approximately 300 feet south of the Glenwood
Springs city limits.
Said Subdivision Exemption is to allow the petitioners to
divide a 1.81 acre parcel into two (2) tracts approximately 1.35
and .46 acres in size.
on the above described property.
All persons affected by the proposed Subdivision Exemption are
invited to appear and state their views, protests or objections.
If you cannot appear personally at such meeting, then you are urged
to state your views by letter, particularly if you have objections
to such Subdivision Exemption request, as the Board of County
Commissioners will give consideration to the comments of
surrounding property owners and others affected in deciding whether
to grant or deny the request for the Subdivision Exemption. This
Subdivision Exemption application may be reviewed at the office of

This letter is in reference to utilities available at the Hughes
property located at 2558 Highway 82 immediately south of the south
City limit of Glenwood Springs.
Electric The site is served by the City electric distribution
system. Capacity is adequate.
Sanitary Sewer
The site is served by the City sewer system.
Capacity is adequate.
Potable Water The site is served by City water through a
private 2" water line south of the City limits.
Pressure and flow problems have been
experienced by the subdivision, particularly
when neighbors are irrigating. Fire fighting
flow and pressure must be obtained from a fire
hydrant on the east side of Highway 82 at the
south property line of the "self storage"
property north of the subject subdivision.

Re: Subdivision Exemption
Dear Mr. Hughes:
The Subdivision Exemption granted for your property in May of this
year was approved conditionally at that time. Condition #7 stated
that the applicants shall satisfy the conditions of approval and
file an Exemption Plat within 120 days of approval. This 120 day
period will expire at the end of this week. The ordinance does
provide for two (2) extensions of six (6) months each if granted by
the Board of County Commissioners.
I suggest that you write a letter to the Commissioners, care of our
office, to request an extension. Call me if you have any
questions.
