PROJECT NAME: Senate Bill 35 Exemption Request

LOCATION: Approximately 3.5 miles southeast of
Glenwood Springs on County Road 154.
PURPOSE: To split a 87.17 acre parcel into 2
parcels of 85.50 and 1.67 acres each.
ZONING: A/I
QUALIFICATIONS:
Split by a natural feature (Roaring Fork
River); adjustment of property boundaries;
owner 5 + years.
COMPREHENSIVE PLAN: District D (Rural Areas with Moderate
Environmental Constraints)
MISCELLANEOUS:
RECOMMENDATION:
This 1.67 acre parcel is across the
river from the balance of the Westbank
property. In effect, it was "created"
as Filing #1 of Westbank because it was
not included as part of the PUD area.
Since this is technically an adjustment
of property boundaries (the property will
be conveyed to the DeRoeck's) and since the
circumstances are so unusual, the plannning
staff suggested that the applicant proceed
through the exemption process.
Approval with the condition that no new lots are created by this action which is
solely for the purposes of adjusting property boundaries.
