In order to convert these buildings into a more permanent category, the following items will need to completed and/or submitted: 1. Engineer to verify with a sealed letter that the as built conditions meets the county structural design requirements for framing, foundation, and tie down provisions. 2. Surveyor to provide a sealed survey to verify the location of the buildings on the lot. 3. Approval from the fire district as it relates to compliance with the 2009 International Fire Code. We will classify these buildings as cold storage only Group S-1 without any utility stub in. This limits the use to maximum storage of hazardous materials not to exceed quantities outline in Table 307.1(1) of the 2009 IBC, and to only occasional occupancy of the building. This occupancy will limit the employees to only drop off or to retrieve materials in storage. The structure cannot be used as a place where employees do shift work. Should the owner want to change the occupancy in the future, a building permit would be required. 1 Once the above items are submitted or completed, we will be able to issue a Certificate of Occupancy (C.O.) for the structures. Please call with any questions. The engineer has reviewed the snow loading calculations and provided an equivalency calculation as appears on page four (4) of the report. As explained to me, the calculation is based on the 40 lb snow load for a flat roof and the equivalency then accounts for slope and other factors as indicated. The conclusion is that the design accommodates the 40 lb snow loading requirement. Please review and if you have any questions or want to discuss, please give me a call. Thanks for your consideration in this matter.
