Ron just called about the same site and said there is a stack of MSDS sheets associated with the project. Typically, a fire protection engineer or code geek that specializes in hazardous occupations needs to evaluate the type of materials, quantities involved, and also how and where the materials are stored and/or transferred within the structure to determine what class of H occupancy or something other than H. Also, we have an exception to 903.2.8 which requires the sprinkler system throughout all buildings with an R occupancy. If the occupancy ends up an H occupancy, a sprinkler system and occupancy separation is required Table 508.4. Assuming the occupancy is not an H, it appears the separation is 2 hours. All walls supporting the 2 hour horizontal separation would also need to be 2 hours. With an existing structure, one needs to determine the extent of any existing penetrations within the required separations. See also Section 509 Special Provisions for other options to separate the structure into 2 separate structures. The creative design professional mentioned above with the flexible ability to remodel or construct from the ground up can limit the quantities of material to set control areas to avoid the H occupancy. Somethings like type of construction cannot be changed at this point, but the square footage of the building appear minimal. All structures not H but with hazardous materials stored still need to comply with Sec 414 of the IBC and the IFC. You told me to talk to Ron Biggers at the Fire Department about the fire sprinkler requirements based on having a residential occupancy in a commercial building type. I spoke with him a month ago and passed along to him area square footage and storage information on the business that would occupy the warehouse and office. We did not get a response so I just went by and spoke to him in person. He had not looked through the storage information as yet and suggested that I get verification from the Building Department on the occupancy separations that currently exist in the building. 1 Can you help me out here with him? My clients want to make an offer on the building but are still unclear what their investment will entail because they have not got an answer on the fire sprinkler system. If all he needs is some assurance that the occupancy separations will be to code and adequate, can you maybe send him an email stating such? You and I already discussed the fact that they would have to be brought up to the current code standards, regardless of the fire sprinkler requirement.
