HomeMy WebLinkAbout3.0 Director's DeterminationGaffield Coulnty June 13,2014 Chris Manera, PE Colorado River Engineering PO Box 1301 136 East 3'd Street Rifle, CO 81650 DIRECTOR DETERMINATION - Amended Exemption Plat - Williams Trust Exemption - New Creation Church of Glenwood - Garfield County File Number FEXA - 7836 Dear Mr. Manera, This letter is provided to you, as the authorized representative for Garfield County File FEXA-7836, pertaining to Lots B and C of the Williams Trust Exemption. This letter is notification that your request to amend the final plat by shifting the property line approximately 200' to the east between parcels B and C has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1. That all representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the cond itions contained herein. 2. All requirements from the County Surveyor shall be met prior to submittal of the plat for final execution. 3. The Plat shall be subject to final review and approval by the County prior to submittal of the plat for final execution. All standard plat certificates and signature blocks shall be included on the final plat. 4. The proposed plat shall be updated and edited as follows prior to submittal for final review by the County: 1 a. The Title Certificate shall be amended to reflect the form prescribed by the County. b. The Certificate of Dedication and Ownership shall be amended to reflect the form prescribed by the County. c. The Applicant shall add the following plat note: The plat nofes from the Williams Trust Exemption Plan, recorded at Reception No. 386362 with the Garfield County Clerk and Recorder shall remain in full force and effect to the Lots contained in this Amended Plat. d. The Applicant shall remove plat note G pertaining to Accessory Dwelling Units. e. The Applicant shall add a plat note indicating the purpose of the amended plat. Notice of this decision will be provided to the Board of County Commissioners who has the ability to 'call-up' the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period (June 23,2014).
