Cardinale 348 East Vista Drive silt, co 8t652 RE: "Hunt Exemption Lot L" Sketch Plan Dear Mr. and Mrs. Cardinale, As you are aware, on July 9 ,2003 , the Garfield County Ptanning Commission provided comments (in addition to the Staffcomments provided in the Staffmemo) which I have presented for your reference below: 1) Pump Canal Road: You will need to contact the owners of the ditch easement as well as the Silt Water Conservancy to determine if you will be allowed to pull access onto Lot 2 from that ditch maintenance easement; 2) Lot Frontage: While you have shown a flag lot confguration for Lot 2 which contemplates providing access from County Road 259 (Jewel Lane), you will need to make sure the linear frontage is at least 25 feet in length. You may also want to consider a shared driveway fro both lots rather than having two distinct road cuts / permits from the Road and Bridge Department; Again, the Sketch Plan comments shall be valid for a period not to exceed one (1) year fromthe date of the Planning Commission review. If a Preliminary Plan for the proposed subdMsion is not presented to the Garfield County Planning Commission within this period, you will need to submit an updated Sketch Plan application to the Planning Department for review and comparison with the original application.
