Sjnce you have already rece'ived Sketch Plan approval for the Chipperfjeld
Estatei Subdiv'ision, your next step shou'ld be Prel'iminary Plan. The most
recent Sketch Plan submittal 'is not that substantially different from the
previously approved proposal to require a different resolut'ion of approval.
By el im'inating the 'internal road system and cutting back.the density from
nine lots to five lots, the basic iow density rural hous'ing concept has
noi U."n changed. The Board of County Commissioners has agreed'in concept
to a residential development on your parcel of land wjth a number of con-
ditions that are stjll ipplicablL. Assuming you can meet the original
Sketch Plan approval conditions set forth in Resolution 82-231 and the
..qriiements tb. u Preliminary Plan submittal, there'is not reason for
another Sketch Pl an subm'ittal .
It is my recommendation that you proceed with a Preliminary Plan subm'ittal'
given tie fact tf.1ii tf1e new C-tripperfield Estates design lessens the devel -
oprunt impact jn terms of density and internal development road design.
This should not be interpreted as an assurance that the Preliminary Plan
will be approved by the irlanning Commission or Board of County Commjssioners.

The driveways onto county Road 326 and county Road 331 as shown onyour sketch 'plan are satisfactory. r wourd, however, reguest thatenough material be removed from the bank on the west side of the roaddirectly across from the entry onto county Road 331 to arlow a cleanline of sight for the southbound traffic.
As discussed, the driving s,urface required for the roadway within thedevelopment must meet standards that will be set forth by the Boardof. County Commis$ioners.
