WHEREAS, Ken Mattingley has filed an application with the Board of County Commissioners of Garfleld County for approval of a Sketch Plan in the Agricultural/ Residential/Rural Density Zone Distri-ct; and, WHEREAS, based on the materials submitted by the applicant and the comments of the Garfield County Planning Department, this Board finds as follows: 1. That the sketch plan conforms to Section 4.01, sketch plan requirements, of the Garfield County Subdivision Regulations; and, 2. That the sket,ch plan conf orms t.o the requirements of the zone district in which the development i-s located; and, 3. That for the above stated and other reasons, the sketch plan appears toqualify for approval by this Board. NOW, THEREFORE, BE IT RESOLVED t'hat the Sketch Plan of Chipperfield Estates Subdivision for the following described unincorporated area of Garfield County be approved with the following condi.tions: 1. A "school bus easementrris noted on Lhe rdestern edge of Lots B and 9. The developer construct any improvements required by the school district. 2. The right-of-way for County Road 331 shall be noted on subsequent plats. 3. The County Road Supervisor musE approve of the driveway location on Parcel 1 prlor to submittal ^of the Prelirnlnary Plat. 4. The subdivision road should be named or numbered dependlng on sheriff, fire department and county road supervisor. 5. Ihe County Road Supervlsor sha1l approve the location of the subdlvision access road prior to going Lo the Board of County Commissioners. 6. Al1 of the area south of the subdivision road sha1l be lncluded in'Parcel 7. The CounEy Road Supervisor shall review the subdivision road design to determine if lt is possible to shorten the length of the culs-de-sacs. The roads should be reviewed by the fire distrlct. 8. A note shall be placed on subsequent plats statlng that engineered sewage disposal systems may be requlred. 9. The standard county right-of-way width of 60 feet shaIl be shown on subsequent plats. 10. The Board of County Conmissioners wi.ll make the final determination concernlng the road surfacing requirements at a later time. 11. The developer will be required to provide fire protection facilitles per the subdivision regulations. A fire protecEion plan shal1 be prepared by the appllcant and approved by the fire district prior to submittal of the Preliminary PIat. 7
