Town of Carbondale BOCC: 3ll0t03 TPPROJECT INFORMATION AND STAFF' COMMENTS Atieridecl Plat of the BabyBeari Subdivision Rebecca and Arianna Stirling (Sage properties Investmeng Company) Lots 5 & 6,Baby Beans Subdivision;4466 County Road l 13 A/R/RD (Agricultural/Residential/ Rural Density) Lot 5 contains 0.59 acres; & Lot 6 contains 2.96 acres I. DESCRIPTION OF THE PROPOSAL: The Applicant is requesting approval to eliminate the lot lines between Lots 5 & 6 to created one parcel, to be referred toas Lot 6, which will consist of approximately 3.55 acres. The Baby Bean Subdivision is located on both sides of County Road l 13. The majority of the lots are located north ofcounty Road I 13' Three lots, two which are the subject of this Amended plat reqriest, are located south of county RoadI 13. The Baby Beur Subdivision was a minor subdivision approved b1 the Bomd of County Commissioners in 19g0. Eightlots were approved as part of this subdivision. Howevi., two of the lots were referred to as Lot 5. one Lot 5 containsapproximately 8'74 acres, and the other Lot 5, the subject of this request, contains approximately 0,59 acres. Since Lot 5is split into two non-contiguous parcels, the purpose of combining Lot 6 with the smaller Lot 5 is to clean up and simplifythe parcels for future use. 1 topy of this application was referred to the Town of Carbondale. Janet Buck of the Town of Carbondale indicated thatthe Town has no comments regarding the requested amendment (Exhibit 1). IL RECOMMENDATION: Staffrecommends that the Board APPROVE the Sage Properfies Investrnent Company Amended plat application toeliminate the lot line between Lot 5 and 6, Baby Beais Subdivision, subject to the following conditions: I ' That all representations of the Applican! either within the application or stated at the meeting before the Board, shallbe considered conditions of approval; 2' The plat shall be titled "Amended Final Plat of (subdivision name)". within 90 days of approval, the Amended FinalPlat shall be signed and dated by the County Surveyor, than signed and dated by tlr; Chairman of the Board andrecorded in the Clerk and Recorder's office of Garfield County.
