HomeMy WebLinkAbout3.0 Conditions of ApprovalJune 1, 2004 Michael and Tracey Langhorne 0400 CR 216 Rifle, CO 81650 Re: Plat Amendment request Garfield County BUILDING & PLANNING DEPARTMENT As you are aware, on Monday, May 3, 2004, the Board of County Commissioners moved to approve your Amended Plat with the following conditions: 1. That all representations of the Applicant, either within the application or stated at the meeting before the Board, shall be considered conditions of approval; and 2. Within 90 days of approval, the Amended Final Plat shall be reviewed (paper copy), then signed and dated (mylar copy) by the County Surveyor, than signed and dated by the Chairman of the Board and recorded in the Clerk and Recorder's Office of Garfield County. The Amended Final Plat shall meet the minimum CRS standards for land survey plats, as required by Colorado state law, and approved by the County Surveyor and shall include, at a minimum, the information outlined in Section 5:22 of the Garfield County Subdivision Regulations. 3. Prior to submittal by the Applicant of the mylar in the above condition, the Applicant shall place a 25.0' Access & Utility Easement from Book 1159 Page 829, along the northern property line of both lots 41 and 42. Please note that the last two conditions must be satisfied on the amended plat before the Chair of the BOCC can sign your mylar. You will need to contact your surveyor to have the necessary adjustments made and submit it back to me for scheduling with the commissioners within the 90 days allowed by your approval.
