SUMA_A2 .2.pdf; 24 St. Finnbar farm Rd Roof Drains Exhibit Letter_stamped .pdf
Attached is the revised floor plan that reflects the change you requested :
-Removal of shower in Bath
-Removal of murphy bed in Living
I've also attached the correspondence you reviewed on the main house with regard to overflow drainage. We are
utilizing the same downspouts on the "artist studio" and I have now called these locations out in the roof plan attached .
Please let me know if you need any additional information.

Great. Thanks Dave . I'll get that to you asap. Is a PDF acceptable or do you need 2 hardcopies of the revised drawings?

St. Finnbar ADU
I just got off the phone with the owner of the property regarding the above. They want to pursue an ADU for the
property. For now they will be showing the "cottage" as a personal office/yoga room. Once they get the ADU permit,
they will amend the plans back to the ADU concept. I believe his architect will be submitting an amended building
permit application in the near future.

Hi Eric,
The Garfield County Land Use and development Code, Article 7-401, General Subdivision Standards, item C, Fireplaces
reads; Any new solid-fuel burning stove, as defined by C.R.S. 25-7-401, et seq, (EPA phase II listed) shall be limited to 1
per lot within a subdivision. Open hearth, solid fuel fireplaces shall be prohibited . All dwelling units shall be allowed
natural gas burning stoves and appliances.
I think it could be the owners option of interior or exterior for the one allowed EPA phase II listed fireplace . An unlimited
number of gas fireplaces/appliances are permitted. All appliances must be installed per the manufacturers specifications
and exterior appliances must be approved for outdoor use .
I copied Tamra Allen, Planning Manager to add any comments and/or additional requirements ... thanks Tamra.
Feel free to forward any questions or concerns.
Regards,
Dave

Dave,
I know you've been working with Jason on this project but we are now working on a guest cottage. I was curious . What
are the restrictions in Garfield County for wood burning fireplaces (both interior and exterior), or fire pits? Are they
permitted at all? If not, what is acceptable, gas?
Thanks,
Eric
