They want to pursue an ADU for the property. For now they will be showing the "cottage" as a personal office/yoga room. Once they get the ADU permit, they will amend the plans back to the ADU concept. I believe his architect will be submitting an amended building permit application in the near future. Open hearth, solid fuel fireplaces shall be prohibited . All dwelling units shall be allowed natural gas burning stoves and appliances. I think it could be the owners option of interior or exterior for the one allowed EPA phase II listed fireplace . An unlimited number of gas fireplaces/appliances are permitted. All appliances must be installed per the manufacturers specifications and exterior appliances must be approved for outdoor use . I copied Tamra Allen, Planning Manager to add any comments and/or additional requirements ... thanks Tamra. Feel free to forward any questions or concerns. I was curious . What are the restrictions in Garfield County for wood burning fireplaces (both interior and exterior), or fire pits? Are they permitted at all? If not, what is acceptable, gas? Thanks, Eric 2
