Upon further review, it is determined that additional interior exit stairway protection is required. Per the 2009 IBC, 1022.2 Termination, Exit enclosures shall terminate at an exit discharge or public way. The exception does not apply as the corridor is not an exit passageway solely used for the means of egress per IBC, 1023.1. Additionally, per IBC 1022.3, exit enclosure opening protectives shall be in accordance with the requirements of Section 715. Table 715.4 specifies one (1) hour rated assemblies for exit enclosures. Please see the following amendment requests required to complete the plan review. 1) Amend page A1.0, First floor plan, to continue the exit stairway enclosure to the point of exit discharge. 2) Amend page A3.0, Door schedule, to specify one (1) hour rating for the exit discharge, door # 1. 3) Amend page A4.1, Interior stair section, to specify one (1) hour rating for the openings (windows) within the exit stairway enclosure. Please provide two (2) copies of revised plans referencing building permit BLCO-12-14-3489 on your correspondence. Best Regards, 1) Please provide a copy of the amended final plat deleting the interior lines of lots 3-24, creating one (1) lot to accommodate the improvements. 2) Garfield County requires a copy of the plans be provided to the local fire district. Although their review will not hold up our review/issuance process, verification of receipt is required. Please have the local fire district confirm receipt of plans via e-mail or phone message. Grand Valley Fire Protection District, Rob Ferguson, 970-285-9119. 3) In addition to the proposed truck wash, please specify any other uses of the "shop" 5-1 occupancy, ie; fabrication, repair, etc. If applicable, please amend cover sheet if the use/occupancy classification changes from 5-1 to F-1, and recalculate the occupant load accordingly. 4) Please provide MSDS sheet for all chemicals, solvents, cleaning agents, etc. to be stored on site, specifically flammable and/or combustible materials. 5) Per 2009 IBC, Section 303.1, Assembly Group A, exceptions 1, 2, and 3 allows spaces to be classified as B occupancy. Per IBC, Table 1004.1.1, classifying the training room as a business area will reduce the occupant load. Please amend the cover sheet, occupant load calculation, to reflect this change. 6) Per 2009 IBC, Section 1109.2, Toilet and Bathing Facilities, requires each toilet and bathing room to be accessible. As a unisex toilet and bathing room is proposed in the 5-1 occupancy, it must be accessible. Please amend plan pages A1.0, A4.1, and P1.0 to specify an accessible unisex toilet and bathing room complying with IBC Chapter 11 and ICC/ANSI A117.1-2003. 7) Per ICC/ANSI A117.1-2003, Section 604.3, Clearance, requires a 60" x 56" clear space around the water closet. The proposed urinal in the men's toilet room #104 encroaches into the required clear space. Please amend plan pages A1.0, A4.1, and P1.0 to comply with this requirement. 8) Per ICC/ANSI A117.1-2003, Table C404.2.3, Maneuvering at Doors, requires 18" of clearance beyond the latch of a front approach, pull side of the door. Doors located at the women's toilet room #103, men's toilet room #104, and training room #109 do not meet this clearance. Please amend plan page A1.0 to comply with this swinging door clearance requirement. 9) Per IBC chapter 29, Table 2902.1, and IPC, Chapter 4, Table 403.1 Required Plumbing Fixtures, specifies one (1) drinking fountain and one (1) service sink is required. The drinking fountain must be accessible and comply with the requirements for ICC/ANSI A117.1-2003, Section 602. Please amend plan page A1.0 to provide these fixtures in the "B" occupancy as required. 10) Per 2009 IBC, Section 1022, Exit Enclosures, specifically 1022.1, requires the interior exit stairway to be enclosed with a fire barrier having a fire -resistance rating of one (1) hour. Please amend upper level floor plan page A2.0 to specify the required enclosure. Please amend plan page A1.0 to comply with this swinging door clearance requirement. -Walls at the 2 restrooms and business "training" room have been adjusted to meet this requirement.
