A final Electrical Inspection from the Colorado State Electrical Inspector; 2. Permanent address assigned by Garfield County Building Department posted where readily visible from access road; 3. GENERAL NOTES: RC Approval Grade/Topography 40% GARFIELD COUNTY BUILDING AND PLANNING 970-945-8212 MINIMUM APPLICATION REQUIREMENTS for SINGLE FAMILY DWELLING CONSTRUCTION including NEW CONSTRUCTION ADDITIONS ALTERATIONS and MOVED BUILDINGS In order to understand the scope of the work intended under a permit application and expedite the issuance of a permit it is important that complete information be provided. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been.provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following checklist prior to and during design. Applicants are required to indicate appropriately and to submit the completed checklist at time of application for a permit 1 t t t Plans to be included for a Building Permit, must be on drafting paper at least 18"x24" and drawn to scale. Plans must include a floor plan, a concrete footing and foundation plan, elevations all sides with decks, balcony, steps, hand rails and guard rails, windows and doors, including the finish grade line. A section showing in detail, from the bottom of the footing to the top of the roof, including re -bar, anchor bolts, pressure treated plates, floor joists, wall studs and spacing, insulation, sheeting, house - rap, (which is required), siding or any approved building material. A window schedule. A door schedule. A floor framing plan, a roof framing plan, roof must be designed to withstand a 40 pound per square foot up to 7,000 feet in elevation, an 80 M.P.H. windshear, wind exposure B, windload of 15 pounds per square foot, and a 36 inch frost depth. All sheets to be identified by number and indexed. All of the above requirements must be met or your plans will be returned. All plans submitted must be incompliance with the 1997 UBC, UMC and 1997 UPC. 1. Is a site plan included that identifies the location of the proposed structure or addition and distances to the property lines from each corner of the proposed structure(s) prepared by a licensed surveyor and has the surveyors signature and professional stamp on the drawing?. I recently had a conversation with Gerry Hazelbaker and he requested that I clarify a couple of items concerning this project. GS -4347.B SCOPE, This report presents the results of our soils and foundation investigation for the single-family residence proposed on Lot 11, Cerise Ranch in Garfield County, Colorado. We conducted the investigation to evaluate subsurface conditions at the site and provide foundation recommendations for the proposed construction. Our report was prepared from data developed during our field exploration, laboratory testing, engineering analysis and our experience with similar conditions. Information from our preliminary geotechnical investigation for the development ( Job No. GS - 2933, report dated January 27, 2000) was used to supplement data obtained for this investigation. This report includes a description of the subsurface conditions found in our exploratory borings and pit, and presents our opinions and recommendations for design criteria for recommended foundations, floor systems, and geotechnical and construction criteria for details influenced by the subsoils. The recommendations contained in this report were developed based on the currently planned construction. If plans will differ significantly from the descriptions contained herein, we should be informed so that we can check that our recommendations and design criteria are appropriate. Subsurface conditions encountered in our exploratory borings consisted of about 12 inches of sandy clay "topsoil" and about 19 to 20 feet of sandy clay underlain by silty gravel, cobbles and boulders to the total explored depth of 23 feet Our exploratory pit penetrated about 1 foot of sandy clay "topsoil" over sandy clay to the total explored depth of 8 feet. Free ground water was measured at depths between 4 and 8 feet in our exploratory borings and pit. 2. We recommend constructing the residence on footing foundations supported by the undisturbed, sandy clay soil. Bottom of footings should be constructed no deeper than elevation 6364 feet. Design and construction criteria for footings are presented in the report 3. We judge potential for differential movement will be low for slabs -on - grade supported by the undisturbed, native soils. Surface drainage should be designed to provide for rapid removal of surface water away from the proposed residence. A foundation drain should be installed around below -grade areas in the building. SITE CONDITIONS Cerise Ranch is a residential development located northeast of the intersection of State Highway 82 and County Road 100 in Garfield County, Colorado. Lot 11 is in the central part of the development and south of Larkspur Road. The building envelope is in the north part of the lot Wetland areas are south of the building envelope. Ground surface in the building envelope slopes gently down to the south at grades visually estimated at less than 10 percent. Vegetation in the building envelope is grass and weeds. PROPOSED CONSTRUCTION We understand the proposed residence will be a two-story building with an attached garage. At this writing, the lower level is planned to be constructed below - grade at the uphill side. A slab -on -grade lower level floor is being considered. The garage floor will be a slab -on -grade. Fill will likely be required adjacent to the building to attain frost protection depth. Foundation loads are expected to vary between 1,000 and 3,000 pounds per lineal foot of foundation wall with maximum interior column loads of 30 kips. SUBSURFACE CONDITIONS Subsurface conditions below the building envelope were investigated by drilling two exploratory borings (T1-1-1 and TH-2) and excavating one exploratory pit (TP -1) at the approximate locations shown on Figure 1. Exploratory borings were drilled with 4 -inch diameter, solid -stem auger and a track -mounted drill rig. The PARADIGM CONSTRUCTION LOT 11, CERISE RANCH 1 t DRD.IF_CT NO. GS -4347.S 2 exploratory pit was excavated with a mini -excavator provided by the client Drilling operations were directed by our field representative who logged the soils encountered in the borings and obtained samples. Excavation of the exploratory pit was directed by our geotechnical engineer. Samples obtained in the field were returned to our laboratory where typical samples were selected for testing. Graphic logs of the soils encountered in our exploratory borings and pit are shown on Figure 2. Subsurface conditions encountered in our exploratory borings consisted of about 12 inches of sandy clay "topsoil" and about 19 to 20 feet of sandy clay underlain by silty gravel, cobbles and boulders to the total explored depth of 23 feet Our exploratory pit penetrated about 1 foot of sandy clay "topsoil" over sandy clay to the total explored depth of 8 feet Results of field penetration resistance tests and observations during drilling and excavation indicated the clay was stiff to very soft and the gravel was dense. The clay soil within about 4 feet of the water table possessed significantly lower shear strength and higher moisture content Free ground water was measured at depths between 4 and 8 feet in our exploratory borings and pit. PVC pipe was installed in the borings to allow future checks of ground water levels. The pit was backfilled immediately after excavation operations were completed. One sample of clay from a depth of 9 feet in TH-1 had an unconfined compressive strength of about 1,400 psf. A sample of the silty sandy clay tested contained 67 percent silt and clay size particles (passing the No. 200 sieve). Results of laboratory testing are summarized on Table I. SITE EARTHWORK We anticipate excavations in the soils at this site can be accomplished using conventional, heavy-duty excavation equipment. Excavation sides will need to be sloped or braced to meet local, state and federal safety regulations. Temporary slopes deeper than 5 feet should be no steeper than 1 to 1 (horizontal to vertical) in Type B soils. Excavations below ground water will require flatter slopes. Contractors should identify the soils encountered in the excavations and refer to OSHA standards to determine appropriate slopes. Free ground water was measured at depths between 4 and 8 feet in our exploratory borings and pit. Ground water levels vary with seasonal conditions and time of year. At this site, ground water generally will be closest to the ground surface during spring and early summer months. We recommend sloping excavation floors to gravity discharges or temporary sumps where water can be removed by pumping. Excavations below elevation 6362 feet will require significant dewatering. Grading plans were not provided to us. Fill will likely be required to raise grades adjacent to the building. Areas which will receive fill should be stripped of vegetation, organic soils and debris. The on-site soils free of organic matter, debris and rocks larger than 6 inches in diameter can be used as fill outside the building footprint Fill should be placed in thin, loose lifts of 8 inches thick or less, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. Density and moisture content of fill should be checked by a representative of our firm during placement. FOUNDATION We recommend constructing the residence on footing foundations supported by the undisturbed, sandy clay soil. The bottoms of the footings should be constructed no deeper than elevation 6364 feet (see Figure 2). The completed foundation excavation should be inspected by a representative of our firm prior to placing forms to confirm that the exposed subsoils are suitable for support of the PARADIGM CONSTRUCTION LOT 11, CERISE RANCH 4 footings as designed. Recommended design and construction criteria for footings are presented below. 1. The footing foundations should be supported on the undisturbed, sandy clay soil. Soils loosened during the excavation or forming process for the footings should be removed or the soils can be re - compacted prior to placing concrete. 2. Footings should be designed for a maximum allowable soil bearing pressure of 1,500 psf. 3. Continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. 4. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. We recommend reinforcement sufficient to span an unsupported distance of at least 12 feet Reinforcement should be designed by the structural engineer. 5. The soils under exterior footings should be protected from freezing. We recommend the bottom of footings be constructed at a depth of at least 36 inches below finished grades for frost protection. FLOOR SYSTEM AND SLABS -ON -GRADE The garage floor will be a slab -on -grade. A slab -on -grade floor is being considered for the main level living area. We recommend that slab -on -grade floors be no lower than elevation 6364 feet (see Figure 2).. Based on our laboratory test data and our experience, we judge slab -on -grade construction can be supported by the undisturbed, native soils that are at least 2 feet above the ground water table with low risk of differential movement and associated damage. We recommend the following precautions for slab -on -grade construction at this site. 1. Slabs should be separated from wall footings and column pads with slip joints which allow free vertical movement of the slabs. PARADIGM CONSTRUCTION LOT 11, CERISE RANCH CTL I T PROJECT NO. GS -4.147-13 5 2. Underslab plumbing should be pressure tested for leaks before the slabs are poured. Plumbing and utilities which pass through slabs should be isolated from the slabs with sleeves and provided with flexible couplings to slab -supported appliances. 3. Exterior patio and porch slabs should be isolated from the residence. These slabs should be well -reinforced to function as independent units. 4. Frequent control joints should be provided, in accordance with American Concrete Institute (ACI) recommendations, to reduce problems associated with shrinkage and curling. BELOW -GRADE CONSTRUCTION Foundation walls which extend below -grade should be designed for lateral earth pressures where backfill is not present to about the same extent on both sides of the wall. Many factors affect the values of the design lateral earth pressure. These factors include, but are not limited to, the type, compaction, slope and drainage of the backfill, and the rigidity of the wall against rotation and deflection. For a very rigid wall where negligible or very little deflection will occur, an "at -rest" lateral earth pressure should be used in design. For walls which can deflect or rotate 0.5 to 1 percent of wall height (depending upon the backfill types), lower "active" lateral earth pressures are appropriate. Our experience indicates typical below -grade walls in residences can deflect or rotate slightly under normal design loads, and that this deflection results in satisfactory wall performance. Thus, the earth pressures on the walls will likely be between the "active" and "at -rest" conditions. If the on-site soils are used as backfill, we recommend design of below -grade walls using an equivalent fluid density of at least 50 pcf for this site. This equivalent density does not include allowances for sloping backfill, surcharges or hydrostatic pressures. The recommended equivalent density assumes deflection; some minor cracking of walls may occur. PARADIGM CONSTRUCTION LOT 11, CERISE RANCH t bf[LIPfl NO. GS4147 B 6 Backfill placed adjacent to foundation wall exteriors should be free of organic matter, debris and rocks larger than 4 inches in diameter. Backfill should be moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. SUBSURFACE DRAINAGE Water from rain, snow melt and surface irrigation of lawns and landscaping frequently flows through relatively permeable backfill placed adjacent to a building and collects on the surface of relatively impermeable soils occurring at the bottom of the excavation. This can cause wet or moist conditions in below -grade areas after construction. We recommend installation of an exterior foundation drain around below -ground areas in the residence. The exterior foundation drain should consist of 4 inch diameter, slotted, PVC pipe encased in free draining gravel. The drain should lead to a positive gravity outlet, or to a sump pit where water can be removed by pumping. A typical foundation drain detail is presented on Figure 3. Ventilation is important to maintain acceptable humidity levels in crawl spaces. The mechanical systems designer should consider the humidity and temperature of air, and air flow volumes, during design of crawl space ventilation systems. It may be appropriate to install a ventilation system that is controlled by a humidistat SURFACE DRAINAGE Surface drainage is critical to the performance of building foundations and floor slabs. The mechanical systems designer should consider the humidity and temperature of air, and air flow volumes, during design of crawl space ventilation systems. The ground surface surrounding the exterior of the residence should be sloped to drain away from the residence in all directions. We recommend providing a slope of at least 6 inches in the first 5 feet around the residence. 2. Backfill around the exterior of foundation walls should placed be in maximum 8 inch thick loose lifts, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. 3. The residence should be provided with roof gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks and downspout extensions should be provided at all discharge points. 4. Landscaping should be carefully designed to minimize irrigation. Plants used near foundation walls should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet of the foundation. Sprinklers should not discharge within 5 feet of the foundation and should be directed away from the building. Irrigation should be limited to the minimum amount sufficient to maintain vegetation; the application of additional water will increase the likelihood of slab and foundation movements. 5. Impervious plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to control weed growth and allow some evaporation to occur. LIMITATIONS Our exploratory borings and pit were located to obtain a reasonably accurate picture of subsurface conditions. Variations in the subsurface conditions not indicated by our borings and pit will occur. We should observe the completed foundation excavation to confirm subsurface conditions are suitable for support of the footings as designed. Our report was based on conditions disclosed by our exploratory borings and pit, laboratory testing, engineering analysis and our experience.
