Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling Construction under the Uniform Building Code". This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. With this letter I am verifying that to the best of my knowledge, the electrical, plumbing, & mechanical portions of this lower level have been located & installed as per the intent of the original construction documents, and in accordance with the standards & requirements of the International Building Code and the Garfield County building department. The following list is a breakdown of the work involved in completing the construction of the lower level of this residence: Framing Installation: All structural framing, exterior windows & doors, stairway, and interior partitions were permitted, installed, & approved at the time the main & upper floors were constructed. Installation of interior doors, wood trim, & completion of wall & floor finishes have been reviewed and accepted. The only change to the interior plan was the addition of 2 closets in the designated bedroom and revised locations of plumbing fixtures in the bathroom. Electrical Installation: All electrical items including panels, wiring, switches, receptacles, & lighting outlets were permitted, installed, and approved at the time the main & upper floors were constructed. No additional work has been performed to the electrical service other than minor relocation of ceiling lights, outlets, & receptacles for the bedroom & bath layout. These items were reviewed & approved prior to application of finish materials. p.o. box 95 • carbondale • colordado • 81623 phone 970.618.4346 fax 775.719.2682 Striker Residence Page 2 Mechanical Installation: The heating system for this level is a radiant floor system that was permitted, installed, and approved at the time the main & upper floors were constructed. A 'gas fireplace' appliance has been installed in the lower level by The Fireplace Company, Carbondale, CO. This gas appliance has been connected to an existing flue & a fresh air make- up supply has been added to the system. The clearance requirement of 2" from all wood materials was reviewed & approved prior to application of finish materials. Plumbing Installation: The plumbing system including all water lines, waste & vent lines (below & above grade), were permitted, installed & approved at the time the main & upper levels were constructed. Installation and connections of new fixtures (toilet, shower, tub, & sinks) for the designated bathroom has been performed in accordance with the National Plumbing Code & all local requirements. To the best of our knowledge the existing septic tank & leach field system has been designed to accommodate the 5 bedroom, 4 '/ bath capacity of this residence, of which one bedroom & one bath are located on this lower level. We believe the quality of the work performed by the contractor, Crawford Design/Build Inc. in completing the interiors of this residence, meets or exceeds the standards of the industry. We hope the information described in this letter will be satisfactory for your review & completion of final inspections for this residence, and that the owner may receive a Certificate of Occupancy.
