This is a request to amend the Final Plat of the Antlers Orchard Development Company's
Plat No. I for Tract 22. The property is located approximately 2 miles northeast of Silt,
Colorado and accessed from an access easement from County Road 250.
Eleanor M. Piffer is the owner of Tract 22 within the Antler's Orchard Subdivision. She
is also the owner of a meets and bounds property directly adjacent to and north of Track
22. Mrs. Piffer is requesting the Board approve a Plat Amendment request to enlarge
Tract22 to the north by including approximately 1.2 acres of her adjacent meets and
bounds property to the north. As a result, Mrs. Piffer owns both properties that are the
subject of this request. This action will, in effect, allow Mrs. Piffer to adjust a property
line between two properties she owns: a property in a subdivision and a meets and
bounds property. She is effecting a boundary line adjustment for the meets and bounds
property in the form of an affrdavit so she can convey property to herself. Staff finds this
action is acceptable to accomplish this Plat Amendment.
Because this property line adjustment concems a lot within a platted subdivision
approved by the Board, the Board is the appropriate entity allowed to approve an
amendment. If this property line only concerned two meets and bounds properties, no
action by the Board would be required.
StaffRecommendation
The Applicant has provided all required documentation and has satisfied all issues for a
plat amendment. Therefore, the Planning Staff recommends that the Board of County
Commissioners approve this amended plat request.
Subsequent Action to Ocprlr
Upon approval, The Applicant shall ensure the plat shall conform to the following
requirements:
l) A plat titled "Amended Final Plat of (subdivision name)" shall be signed and dated by
the County Surveyor, then signed and dated by the Chairman of the Board, as a consent
agenda item, at a regularly scheduled Board meeting, and recorded in the Clerk and
Recorder's Office of Garfield County within ninety (90) days of Board approval.
2) The Amended Plat shall meet the minimum Colorado Revised Statues ("CRS")
standards for land survey plats, as required by Colorado state law, and approved by the

Couaty Surveyor and shall include at least the information as outlined in Section 5:22
[Finat Plat Requirements] of the Garfield County Subdivision Regulations.

Dear Mrs. Piffer:
As you are aware, the Garfield County Board of County Commissioners moved to approve your Plat
Amendment request to amend the Final Plat of the Antlers Orchard Development Company's Plat
No. 1 for Tract 22. Please submityour finalized mylar which includes the approved changes to this
departrnent so that we may have the County surveyor sign the mylar then present it to the Board for
their signature. After that meeting the mylar will be recorded in the County Couthouse by the clerk
and recorder.
